I'm building with Fairhaven Homes in South West Victoria. So far the process has been smooth. Minor issues. I'm building the Clovelly 191 and have an extremely tight budget! Other than a parental guarantee, I'm doing this all on my own. My land is expected to settle tomorrow, there has been a mix up with the bank as to how much I am loaning... of course I find this out 4pm Friday when settlement is Monday. I've been a nervous wreck all weekend. I have colour selection coming up soon, which is exciting. I would love to see other selections or any advise would be greatly appreciated. I love the Clovelly display in Armstrong Creek so my internal choices will be inspired by it. I haven't seen many other people going for the Clovelly 191 so it's a nice surprise haha! We chose mostly black/white/grey neutral interior colours with Cat 8 bricks called Thunderstorm on the outside which bumped up our price by $1800 - but to be honest, we all up spent $8,000 at colour upgrades and that was absolutely everything we wanted (under mount sink, upgraded sinks, taps, toilets, carpet etc) so if you wanted to you could do it on a budget very easily. We also got stung a bit with costs cause we're on a corner block so we had to upgrade parts of our façade to comply with estate guidelines which added another $8,000 onto our total - note to self don't buy a corner block again lesson learnt lol. To give you a rough idea of pricing we locked in the base price at $159,500 in Oct 2016 and our complete build price was $193,300 including everything (temp fencing, NBN connections, additional lights, power points we wanted, upgrade package they were offering at time, TV antenna, water connection etc...) I'm happy with the change, though a little disappointed that I have lost the powder room. Will be nice to see another Clovelly 191 progress What process of the build are you at? Thank you so much for sharing your costings. The base price that I locked in during December is $168,700. I have added the Communications Pack for $2003. I also need BAL of 12.5, which is $3355 and I have to pay a zone fee of $4000. I also got the 'Designed for you Bridgewater' promotion for $5990. So pretty much without site fees and upgrades I'm at ~ $184,000. The amount I can loan from the back has come back about $8000 lower than expected which has thrown a real spanner in the works. I'm kind of taking each day as they come. I save around $500-600 per fortnight so I'm chipping away at the deficit. Your selections sound lovely. I'm looking at the black/white/grey neutral interior colours as well. Below is the kitchen from the Clovelly 225 on display at Armstrong Creeks. I'm looking at similar colours, though I will have white overhead cupboards. I'm planning on having timber laminate flooring to add a little warmth to the house (plus I prefer them with pets). I'm lucky that I'm not building in an Estate as I find the guidelines so restrictive. $8000 extra for the facade must have stung. I'm going with the basic facade as I plan to build a big fence and plant lots of greenery anyway. External colours are hard, I'm thinking either grey bricks with Monument roof/garage/down pipes or go with light coloured bricks like Selkirk Sandstorm with Windspray roof and Shale grey garage. It will all depend on what I can afford. Thunderstorm are gorgeous bricks, look so different in person and pictures. I quite like Moonshadow too... so many choices lol. Its all ready to go. Should get to see some sort start soon. I know what you mean about affording the house. Its not the mortgage its all the other bits that have to go into the house. Serviceability on a single, very average wage is my biggest limitation. I can well and truly afford the mortgage even with a few % point increases. I'm nervous about my soil test and site fees. I visited the block today and saw that soil testing has been done. The initial layer of soil looks like clay but further down looked less clay like (I so know my soils lol). Fairhaven's standard slab is H1 so that is what I'm hoping for! I have my colour selection coming up in a couple of weeks. I was supposed to have it last week but due to personal issues I rescheduled. I can't wait to get it over and done with, as I'm sick of dreaming about bricks and tiles! We ended up selecting - monument roof gutters and pipes, thunderstorm brick, shale grey garage, sandstorm rendered piers (I think that's what it's called lol), a dark grey door and the matte black trilock which was an upgrade but so nice I couldn't say no was about $250. Aluminium frames are also black and we put glazing on the main door slots for privacy. Inside we chose a dark grey tile for pets also, black kitchen benches on the bottom, pure black kitchen bench stone, light grey glass splashback and white overhead cupboards all in matte finish not shiny cause I hate fingerprints haha. We also added 3 downright spots over kitchen bench for feature lights and split the garage light into 2 because we have motorbikes and cars. Wall colour was a really nice silver white that's name escapes me but it's fresh and we chose black carpet cat 3 called licorice but I don't think they sell any more actually. There are a million tiles and colours to chose have a good idea before you go it's very overwhelming hahaha. Having said that we only took 2.5 hours which is apparently really quick so? I went with as many standards as possible and I found the cat 1 choices to be pretty reasonable (you could have a nice house with all cat 1/standard items, IMO). I made a few structural changes I turned the current laundry into a butlers pantry and the split bed 4 down the middle length ways and turned half into a laundry and extended my WIR and ensuite and made all the upgrades I wanted and came in at just under 206k. I went a grey colour palette through and just added colour in my furnishings. If I didn't have plans for the 4th Bedroom I would be interested in a similar change. I quite like the Shoal floorplan but it is more than I can afford. My biggest change was for the bricks as I wanted a grey colour brick. For my house, the cost was around $1400 for cat 7 and $400 for off white mortar.
