I have tender later this week which is exciting and scary at the same time. I still don't know my site costs which could be a game changer. My budget has had a minor hit. My dog became unwell quite suddenly. We tried everything we could but unfortunately we had to get her put to sleep. She was worth every cent!!! I've been a little MIA as I have been processing my loss. A big part of buying my home was for her (more space, less worries about dog fur in a rental property, etc.) so it is a little sad to proceed without her but life goes on. So far everything has come in much more cost effective than expected. When I get a chance I will go through more of a break down. I made a few changes, as I wasn't completely happy with everything that I had picked. - Changed fascias to monument to be the same as the gutters and roof (were shale grey). - Changed window frames from monument to surfmist to better suit the shale grey garage. - I upgraded the bathroom and ensuite sinks as I really didn't like the standard. - I also upgraded the bathroom/ensuite tap fittings (standard didn't match the sink upgrade). - I added a hinged door between kitchen & laundry. - I added a hinged door to WIR. - Moved the tap to the rear of the property. - Moved light from side of house to front & upgraded to para flood light. - Added niches to both showers (bathroom & ensuite). I looked at changing my bricks from cat 7 Thunderstorm to cat 9 Iron (Austral Bricks) but there was going to be a $1000 difference which I couldn't justify. I felt comfortable making changes as my site fees came back way cheaper than expected. Had planned for $10k, but they came in around $6500. Another positive is that my salary just increased by 2.5% (as per our EBA) so I can loan a little extra which makes life much less stressful. I well and truly feel like somebody is watching over me right now! My fiancé and I were also so surprised that fairhaven came in quite cheap for the site costs - small wins! We also considered changing our bricks at tender but half of them are getting rendered anyway and we couldn't justify it either. From everything you've said it sounds like we have extremely similar homes! Im building a queenscliff in Werribee at the moment. We only have painting, flooring and electrical fit out to do. we should have the house late may early June. We went with the monument roof and shole gray gutters and fascias. I would recommend ringing up the brick company and get addresses for houses that they have used those brick in. I originally wanted a grey brick but after seeing a whole house in person i changed my mind and went with chestnut instead. I may need to do some adjustments if I can't fit it all in my budget. I went with as many standards as possible and I found the cat 1 choices to be pretty reasonable (you could have a nice house with all cat 1/standard items, IMO). Hey, We are building with Fairhaven too. We have our colour appointment in 3 weeks and I was just wondering (if you don't mind me asking) how much the floor upgrade to the Mondo Scotch Oak Rustic (cat 2) was? It’s very overwhelming trying to decide what colors will go together and I was not prepared at all. I can’t quite remember the standard door handle, we ended up upgrading to a really expensive one to match our wider door and I think it came close to $500. As for the paint, the showed us their colour chart and told us which was the whitest. I don’t remember them charging extra for it though. We have chosen a bigger door $600+ and upgraded the handle $600+ but have decided to ditch that handle and fit a Samsung keyless lock with digital keypad once we have moved in. We will have a security door and figured that will cover the expensive handle anyway. It's definitely more $$$ to have crisp white paint as 3 coats required instead of 2. Still waiting for an email to tell us the price. We weren’t actually told anything about upgrading the paint, I’d be curious to know how much extra they do charge though. We have just signed off the final drawings (after 5 different versions) and waiting to start the build in, apparently, 3 weeks time approx. It’s been a lot of back and forth since July last year, but it seems that things may be moving along soon for us. Just reading your above comments also, I hope that we don’t get a call about our flooring no longer being available as we chose the MONDO luxury oak silver How have you found the whole process so far? We paid the initial deposit in August, felt a little pressured to do so. Now the race is on for our land to be ready to avoid being charged that $1000 per month if it goes over 12 months. Fingers crossed for you with the laminate flooring. When did you have your colour appointment? I have found the whole selection process to be very difficult. Wish we had of had a list of things to choose from prior to the colour appointment. Would have made the decision making much easier. Our salesman Nathan was great and so was Vanessa at the colour appointment. But since then I have sent 1 email that I got a quick response saying she would pass the info onto Vanessa, then I sent another with some minor changes and have had no response at all. That was April 24. Which front door did you choose? My loan has been approved for more than I had originally hoped for. Take lots of photos at slab and frame stages when you don’t even know what you are taking photos of in case you need them later if any issues arise. Trade quality varies from build to build with the same builder. Look forward to reading updates.
