Hi All,
I am currently building a house with Metricon and we are near the partial completion stage. I noticed the other day there were holes on my rendered facade. I found out that it is compulsory for the moisture to be aired out by these weeping holes. I was irritated because I didn't expect holes on the facade as we expected to be smooth. In the middle of finding out what went wrong, I was advised that hebel material can produce a smooth facade. They are coming up with solutions at the moment. A "bandaid" solution is to put on a bushfire cover on top of the holes and then paint the cover. I was thinking to fill the weep holes up and re-render and re-paint it again, but I know this does not comply with building code and the site manager said that if we were to do it then we have to sign a waiver that Metricon will not be responsible. This might withdraw the warranty on that part. Another solution is to knock it down and rebuild with hebel for a smooth finish OR rebuild with bricks again with the holes done properly as it is missing some weeping holes. (The site manager said it was possible but this is not 100% confirmed).

This is the the white rendered facade that we paid for expecting the wall to be full rendered and smooth which can be done on a hebel wall. I dont know if they forgot to give me a hebel wall or what not coz the acct manager is still investigating. The holes are poorly done, the first from the left is like half the size of the others, also the brick layers focked up by not consistently placing the holes evenly cause i think they are missing 2-3 holes on the right side.

This is the left wall adjacent to the front wall, as you can see there are 2 holes. The opposite side(right wall) does not have any weeping holes at all.
My work mates brother who is a brick layer said that the brick layer made a mistake and the work should not be compliant with the building codes. How can i accept this work if the facade is missing 4-5 holes. The right side of the facade will be damaged due to lack of ventaltion. The site manager is proposing to put covers on the holes and will paint over the flaps to the same colour of the wall. They are going to do it to one hole as a demo to let us analyse the result.
If the sales rep or the showroom people advised me on the difference of brick render or hebel render appearance, I would had reconsidered my options. Should I wait for the external building inspections analysis of the facade before I make any decisions? They inspect just before the PSI so that wont happen til like 4-5 weeks. I just don't want to delay the process even longer if something needs to be fixed and it takes a long period of time. We see what happens with the result of painting a weep hole cover over the long weekend and also waiting for my phone call from the area manager to discuss solutions.
Thoughts or advice?
Cheers
