The only exception to downlights is the garage lighting of long batten led lights and the "3 in 1" combo heat/light/exhaust in the bathroom and ensuite. We have added fans to the front and back bedroom, media room and outdoor living (just the basic model) as it is around $150 to owner supply a fan or $190 for their basic model. We thought if we don't like them, we can always change them over later. We do have ducted airconditioning, but sometimes you just need a fan. We have included downlights under the eaves at the side of the house, so it isn't dark if you need to walk down the side of the house at night and will be owner supplying the pillar and external lights (I didn't like what they had). As we are having a glass splashback, we also upgraded the powerpoints on the splashback to glass ones to blend in. We added a powerpoint on the underside of the breakfast bar of the island bench. That way if you need to use a electrical item on the island, you have power. I chose anthracite (which is a very dark brown/black colour) for the powerpoint colour as I thought it would blend in with the burnished wood laminate better. We needed to 2 additional circuit breakers in the electrical box due to the amount of lights and power points ($180 each). I knew that it was going to be expensive, so we were actually quite happy. There won't be anything to do afterwards and they warrant all their work for 3 years. It is lovely but the floor plan isn't exactly a Grange 25 (it is about .5m wider). Bones and whites on the inside. Grey and white on the outside. We're doing the majority of our electrical after handover. You've got alot of lights like us. It was hubby who wanted all the downlights. I wanted to do it as cheaply as possible with Clipsal, as our son will be a qualified Electrician in about 6 months, so was going to do it after handover. We were SUCH tight asses, in a couple of bedrooms like the spare we are just doing fans with a light haha. and left a few battons in hopefully not so noticable areas... but then we went and got 3 USB power points haha the great thing about building your own house is you get to pick what suits you the most. I love that you thought about the backsplash and getting plates to suit. They return my emails promptly and happy to answer all my questions. We have signed all our variations (tile extras, colours), we have council building approval and just waiting on convenant approval. Money for the build is sorted, just waiting on start date. They previously estimated it should be around 13/4. They said it should take 2 weeks for covenant approval and then start another couple of weeks later. So, if they start on the date they said, 13 April, we will be happy. We spent close to 2 years in a process with TA. It was horrible..... we got to tender, and the first cut was 50% over our budget which "they care such about meeting ". We… 18 27325 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
