We ended up with E soil and N3 wind rating, so our site costs were quite expensive at $26281. We had allowed $25000 in our original tender, but it threw us over with the N3 wind rating. We were lucky enough to have no rock as that can add a lot extra. There is no way on earth u can build a 37sq double storey home for 511k today and definitely not last year too.
