Browse Forums Building A New House 1 Aug 31, 2008 9:58 pm Recently built a house with one of the larger builders. When I got an independent inspection done we found that the installation of the ceiling insulation batts was really poor with a number of areas of bare plaster visible.
This was pointed out to the builder, and at the next inspection we had to again advise the builder that the installation was still poor. As I'd already had two independent handover inspections done, and couldn't afford a third, I had to rely on the builder's verbal statement that the insulation installation had been fixed. So, soon after I got the keys I went up into the roof and whoa, what did I find, a very crappy insulation batts installation. There are still some small areas of ceiling plaster visible. Some batts don't butt up against each other. There's a walkway installed on top of the rafters from the manhole to the ducted heater, and the heater itself also sits on a board about 1.5m x 2m, and none of this has any insulation underneath it, just a bare plaster ceiling to be seen. In areas where there are water pipes across the top of the rafters the insulation sits on top of the pipes instead of being pushed under the pipes flush with the plaster. The gap between the batts and the ceiling in these areas is about 100mm. I've lost my patience with the builder and am now thinking of going direct to CSR who I believe installed the insulation, as the guarantee that came with the insulation states it's for the product itself AND the installation. I'm sure there's some Aust standard relating to the installation of ceiling batts which I'd like to be able to refer to. Any advice here would be appreciated. Sorry for the long post, but I know that this installation is very poor and I'm certain that it would degrade its performance. The building inspector also told me that he sees heaps of poor ceiling insulation installations in new houses. I'd ring the builder (straight away) and put it back on them - let them get CSR back out to fix it. It's absolutely disgraceful...but I have no doubt tht it happens on an all too regular basis . Not trying to hide anything, but to be honest I'd rather not say right now. I had so many issues, some that kept me awake at night. But in the end most of them got fixed, and I wanted to give my builder some credit, until I saw the insulation. This building thing was too stressful, too many problems that I had to argue about, and this was my third house so I'm not new to this. I guess I should go back through the builder, again. We've had a number of hassles, too, so far (we're not finished yet!) but I'm hoping that in the end I'll be able to look back and say at least they built us a fabulous, great quality house, despite the hassles! Industry estimates are that 5% of the surface not being insultaed reduces the thermal rating of the installation by 50% ie an R3 insulation installation with 5% gaps is reduced to R1.5 in performance for he entire ceiling. !!!!
