I emailed the CLE to ask if we would be provided pricing for each upgrade either prior to or at the colour appointment to enable us to decide which upgrades we do and do not want. She replied that some of the pricing will be available at colour, but the majority of pricing would be received when the draft contract tender is sent through at a later date. Is this normal ?? To me this seems counter-intuitive as how can I possibly decide what upgrades I want without knowing the cost ? Does this mean I’ll have to just include everything that I think I might want, and then have to get the contract and start removing things when the cost of these becomes apparent ? Seems to be the hard way to do it, having to do the process twice rather than once what have others done ? Me personally, I went forward with a builder that gave everything upfront. So, I know the total cost including all the upgrades from the beginning. And, as far as I know, the only thing that can’t be fixed is the site cost, e.g. cleaning up site cos other people dumping their crap on your land - this happened to me. Re: Cost of upgrades - when disclosed ? 3Feb 01, 2018 9:52 am We were going to build with Carlisle and actually did go through colour selection with them (before deciding to go with a different builder). Basically, they were able to give us some upgrade costs at selection and for most things they were able to give us an idea of the upgrade cost. Some of things are hard for them to do on the spot as it depends on the particular house you are building, ie floor coverings - hard to calculate unless the size of the area to be carpeted/tiled etc is known. Other things like taps, toilets, ovens, front door, garage doors etc are easy to quote as they don't change dependent on the house. Note though that the builders generally make a lot of their profit in upgrades so expect any changes to be at a higher cost than it might normally be - for example, The difference between the 'included' front door and an 'upgrade' front door might cost you $400.00 when it might only be $80.00 at the supplier. I know that - at the time I did it - to go from the included Technika 90cm oven to the Fisher and Paykel 90cm oven was $2,000.00 (!) when the difference between these ovens in The Good Guys was only about $500.00 or $600.00 or something like that. You may want to decide to do some things later instead. I had decided to actually delete the oven altogether and got a rebate of $700.00 for not having it supplied. I was then going to buy my preferred oven - Westinghouse - for $2,000.00 after handover and have it installed. The out of pocket cost would have been $1,500.00 instead of $2,000.00, and a bit of messing around, but I would have had the oven I wanted for less than the upgrade cost to an oven I didn't actually want! This also applies to the electrical work - you almost 'have to' add extra lights, power points etc and from what I recall the cost is quite a lot more than getting an electrician to do this normally. If you know a sparky who will do you a good deal speak to them before your appointment - it could be cheaper to just get batten lights put everywhere and then changing them to what you want after, for example. There is a Carlisle feed thing on here somewhere and if you can find it and work your way back through the posts on it there were definitely upgrade price costs on there (from other people's experiences) to give you some idea.
