I'm planning to build with Mimosa on Lollipop Hill @ Manor Lakes. I haven't signed the contract yet. Things were going good during the sales process till I noticed some oddities in the build quote and I haven't got a straight answer from my consultant for most of my questions raised so far.
The following are some of my concerns:
- My build quote states in a somewhat ambiguous manner that recycled water would be provided "In lieu of solar water heating.."
The Manor Lakes estate mandates that every property has to have recycled water supply but apparently that is not a standard inclusion for Mimosa. I was told that Solar water heating WAS provided as a standard inclusion with Mimosa so, they swap the solar water heating for the recycled water supply and so I would end up with a house build with no hot water! I find it extremely weird that a builder would not provide any kind of heating as a standard inclusion. I don't even care much about Solar water heating because I don't think it is very effective and when I asked the sales consultant if I could get instantaneous electric water heating (willing to pay for the upgrade) she said they don't do that! I pressed on and she said she would ask and confirm with her office. Almost every other builder I know seems to allow for this and most of them have electric/gas boosted water heating included as standard. Can somebody who built with Mimosa tell me how they handled this dilemma? - Is the deposit refundable if the initial build plan and quote price is not signed by me?
When I paid my initial deposit, I was told that it was refundable by the sales rep as long as we haven't signed the initial build plan and quote. But I didn't get that in writing. I'm a bit worried that I would lose that amount if I back out of building with Mimosa now. Anybody here have any experience getting their deposit back from Mimosa? - Reverse Cycle Ducted heating & cooling installation
I plan to have no Gas in my house and I intend to go all electric. Mimosa has Gas ducted heating as an inclusion and I asked if I could get a rebate on that as I don't need it and I will be having the Reverse Cycle Ducted heating & cooling installed by a third party air conditioning company after the build handover. I was told that it was not possible to get the rebate as Mimosa needs to have heating in the plan for them to get a occupancy certificate/permit to start the build. So, I would need to have gas ducted heating installed by Mimosa and pay for it as part of my plan inclusion and then have the third party company remove those ducts after the build handover. What a waste!
Can anybody suggest a workaround for the reverse cycle ducted system that does not involve having mimosa arrange for the installation themselves (they charge a lot more and I cant be sure the work will be done to quality with a good brand either because its not something they usually do). - Technika Appliances
Like I mentioned earlier, I plan to have no Gas in my house and plan to go all electric. So, I asked to have a Induction cooktop installed instead of the gass cooktop and was told this was not possible as "Technika does not have a induction cooktop model." I informed the Sales rep that this was not true and send her links to the product on Technika's own website. I still have not heard back from her and I get the feeling that they would charge full RRP price for the product even though they should be getting it for a huge discount.
