Floorplan here http://www.urbanedgehomes.com.au/pdf/ro ... orplan.pdf We probably need to take out between 3-4 sqs to get it into our budget. We have already removed the alfresco and made the family room area an alfresco instead I think this equates to about 3sqs gone I am hoping this will be enough but it may not be and we may need to take another sq off the total of the house. So where would you take it from?? I was thinking of taking the width of the house from 14800mm to 14600mm thus removing about 1/2 a sq (I think) Any other ideas??? Maybe you could do something like that? Maybe take 20cm from the entire left hand side? That might just do it. You could probably also skim 20cm from the front, eg Bed1 and porch. These small amounts add up and avoid having to make adjustments to the general layout. I agree about the master bedroom, the sales rep at Urbanedge thinks MB should be kept big as they are what sell a house but I think otherwise. Rachelle that is what I was thinking with 20cm off straight down the centre probably Popping in to see him tomorrow to get an estimate of how much we will save to see if it is possible. I wouldn't want to lose any room off the smaller bedrooms.
The house I'm building doesn't have an overly big master bed and one other on the forum has built it (Anne up in Bribie), one has built another version (Adrian B) and one is considering (PeterOZ) so I guess there is a market out there that isn't fussed about a massive master. The thing that stopped us was the fact that the Rougehas a theatre + rumpus + living room + family room which we didn't really need. I don't know how important those rooms are to you though? We ended up with the Larne, purely because we didn't need the seperate rumpus room and family room, but didn't really want to make the rooms smaller to fit into the budget. I'm not sure of the price difference though.
If you like urban edge have you looked at the other smaller ones? From memory the Rouge is the largest of their homes..not sure how they compare on price though. I remember growing up as a kid, my room was 3.3 x 3.0m, with a built-in, and that was only just comfortable for a bed, desk & drawers. My younger brother's room was 3.3 x 2.7m, and it was borderline in fiting his furniture in. Unless you have a seperate study, then you'll need to allow for kid's desks too. I agree about the MB and that is where we will take the additional space off if the cost is too high. Toast - We agree 4 living spaces is too much. That is why to get rid of the extra sq's we got rid of the family which leaves us with 3. I am sure one of them will barely get used. I am actually starting to think about a smaller house altogether (THe Ludo 002 if I remember correctly) It only has 2 living spaces which is probably fine. I am generally thinking about resale value in this area. New estate and the more rooms you have it seems the more value. We are having a good long think about it though. I love the idea of the house coming in under 200k . The reason we like the layout of the Rouge002 is that you have a rumpus area tucked into the kids wing and I like the fact that is is seperate from the rest of the house (thereby not needing frantic cleaning before visitors arrive!!) I have quite a bit of decision making to do before the PD tender in October but I do really like Urbanedge TBH they are edging out PD at the moment. Bel - We are just waiting on tender to make a final decision. We are so close to our upper budget that PD will need to lock in prices or we just cant risk going with them. Having sold our house in Essendon due to a big mortgage and rising interest rates we just dont want to get stuck again. Unfortunately that doesnt include a timber bi-fold or eaves which we wanted.

So if you stayed with PD are you within the same budget? Could you get the bifolds and eaves? Or could you look at a smaller Urban Edge home so you could affors some wanted extras? It just depends what PD has to say with regard to locking in site costs. We will probably stick with them if they do that. I have to say I do like Urbanedge homes though this one comes with a 2 pack kitchen and stone throughout. Then part of me knows I can build the Paddington with PD for 40k less than either of the other 2 options but with all the same extras and dave myself $350 per month on loan repayments.
