For those who have done KDR in Melbourne. Do you demolish your existing house before building permit was approved?
Or should you wait till building permit is approved 1st.

I've been holding off just in case I have issues getting a permit and need to rent the house out for a while. My thought would be to wait for the permit, but others might have different information or be in a financial position to knock down first. I thought I can save time and demolish 1st and once permit is received all is ready to go. But i guess i need to be brave to do that. We just demolished our house for a KDR and wondered the same thing. From what I was told (by the builder and the council), you can get a planning permit from the council to build your desired house but the actual building permit itself wont be issued until the house has been demolished and the secondary soil tests are completed and a final detailed plan is submitted for review. As I understand, the process is quick as there should not be too much variation from the initial planning permit. Hope that helps! We couldn't understand why we had to but our CRC was adamant that it was required so that they could get the second soil and survey done. She wasn't budging. Our permit did cause a delay but we're not sure if that was the council or our CRC at the time. So we moved out in July. Demolished in August and site work started in November.
