Browse Forums Building A New House 1 Aug 31, 2008 8:01 pm Our contract states that the house must be finished by oct 21st 2008 which is just under 8 weeks away, we have a frame and roof truss' can it be done? it's only a 15 square home but i'm very worried.
What makes me more worried is that if it's our falt it goes over we have to pay the builder 250 a week but if it's his fault there is no nothing written in their about anything happening to him does anyone know what reason he has to finish on time? Sounds like an awful contract you've got yourself into there. I was adamant about getting a liquidated damages clause in our contract and in our favour. Having said that, our contract is for a 4 month build time from the time the slab is poured and guess what? the builder keeps stalling on pouring the slab I'd say it's possible to finish your house in 8 weeks, but without an incentive to finish, the builder may not be all that keen to get it delivered on time. And, on the flip side, if they are rushing to finish, I'd be somewhat concerned about the final quality. Are there sustainable grounds on which they could argue the delay is your fault? If so, i'd be getting my solicitor on the phone to look at what can be done. Re: Can it be finished in 8 weeks...? 3Aug 31, 2008 8:17 pm It took them 4 months to finaly break the ground which was when our 150 days started and then it just sat there for 2 months they just left it, my builders quality is great but he takes on so many jobs and then pushes us to the back of the line everytime.
I'm doing the carpet and the landscaping and they both have to be done befor handover so if he doesn't clean the yard and and finish inside for me to do those 2 things then we wont be able to do it by the end date. I don't know if that will be our fault or not though, he should be giving us sufficient time to complete the jobs. Doesn't help that the builder has to commute 130km to our site. When we signed up, we never even contemplated not being in by the following Xmas, but at this rate, it's not looking very likely at all. Good luck!
