Originally our site supervisor intended to have the Hebel delivered and installed, the house locked up and the plaster started. However things did not get that far. Last week we had a meet up with our site supervisor and brought a few frame issues to his attention which he has committed to fix. Early this week the electricians finished running the various cables throughout the house. It wasn't till Saturday that the finishing carpenters came through the house. They put in the final two windows and have placed exterior doors throughout. I guess that this is for lockup. The front door that has been installed seems to be just a temporary construction door to avoid damaging the final product. I suspect that next week will see the fixing of any outstanding frame issues, Hebel installation and lock up completion and the commencement of the plastering. Pictures are becoming less and less different from the outside now that the exterior is nearly completed. Hopefully lots gets done this week coming. With this, per our contract, we have been issued our Lock-up invoice. I must admit though, I am a little disappointed. I have attempted a number of different times to contact my site supervisor over the last week, through emails and phone calls, but to no avail. The supervisor has not even attempted to contact me again, although I am certain he has at least read my email (thank you email "read receipts"). I know do a fact that one of the notes in my DJM frame inspection report was that the wood blocks under my front bedroom frame should have been treated pine, and were not and these were not replaced before the Hebel went up. Unlikely to get done now... I have also noticed that the power point for my hot water system (which is to be recessed into the wall as it is an infinity continuous hot water system) is quite a distance from the place on the wall where the unit is planned to go. It wont be effective if the power point is not in the recessed box.... My other concerns prior to plaster are also yet to be addressed. It would be good to have some communication from my site supervisor, but I am yet to really hear anything. I suspect that this week will see very little happen. The plasterer's cannot start till the insulation is in the exterior walls (and sound dampening in the other specified walls) and the insulation installers won't be able to do that till the other issues are addressed, principally the damaged plumbing. It always seems to be harder to get the trades to come back and fix things than it is to get them to do the initial install. I guess that would be because there is less time that they are required to be working, which means less $$$. Anyway, we will see what happens, if anything, and if I get a courtesy call back from my site supervisor. The plumber has come back and made a few fixes and the insulation installers have installed insulation to the exterior walls. However, the insulation installers did not bring any sound dampening batts for the internal walls, so whilst plaster was apparently scheduled for late last week, this has been pushed back to this week. I have also been advised by Arden's regional supervisor for North East VIC that our supervisor has moved on, so we have a new supervisor now, hopefully this one will see the job through! I took the opportunity to bring up the outstanding issues with him and he has said he will action them. Nonetheless it is a little irritating given that things fall through the cracks when jobs get moved to new people... That said, I certainly appreciated the call and the confirmation that things were still moving. This week I have been told that the insulation should be finalized, as well as any other issues I have with the frame, as the plaster is also due to commence next week. Apparently the render is also due to commence, but we shall see! Here's hoping that the end of this week will mark somewhat of a mid-point in the build. I also suspect that we should be provided with an estimated completion time frame in the next week or two. The house is actually now looking like a home which is really exciting. We have also had all of our cabinets go in. We are quite happy with our colour choices. We opted to go with a matt finish for most the cabinets, except for the kitchen overheads which we opted for a sheen finish. Honestly if I could go back, I would have probably opted to go sheen for all the cabinets at least, if not gloss. I think it just adds a little more detail. But nonetheless, I am still happy with how the cabinets look. The exterior rendering did not happen this week, but this is not of major concern. I would expect that this may happen next week, weather pending. I don't expect the internal painters to start next week, but I don't really know what to expect. The plasterers should hopefully come back just to finish some sanding of the walls pre-paint, at least I would hope so as some areas don't exactly seem to be quality finished. I again feel like I keep harping on, but the issue with our ensuite frame is yet to be resolved, although the ensuite cabinets have gone in... that said, the kickboards have not and there is still adequate room to get under the plaster to rectify the issue, so we shall see... As expected, all of the work has been done inside this week. This included the fitting of most doors and frames, the skirting boards to rooms that did not have the vinyl or tiled flooring (so pretty much just the carpeted areas) and the wet areas have been water proofed. Unfortunately we are on to yet another site supervisor. However, that said, this supervisor gave me a call at the end of last week to introduce himself which was nice. We have also booked in a site visit for Friday (10/08/2018.). He also appears to have somewhat actioned the issue I had with the ensuite wall which is good to see. I have been told to expect this week for the tiling to commence and the plaster to be sanded and prepared for painting. All things appear to be moving forward and tracking well. I do have a photo of the exterior this week... but as nothing has really changed I have decided not to bother uploading a new picture, perhaps if our Friday walk through the tiling has been done, then there could be pictures there! I guess this is because fewer things are happening compared to the earlier parts of the build process. Not much actually happened this week. The plasterer has come through and patched and sanded ready for paint, but other than that, nothing has really happened. We met up with our new site supervisor on Friday (10/08/2018.) and he advised that next weeks (this week as of posting) would see painting and tiling commence. We shall see. I asked if the end was in sight and he told me that is all things track smoothly that he expects towards the end of September or early October for handover. This is earlier than we had anticipated which is good, but it also means that if there is a bit of a delay that we would still be finishing up in a period of time that we would have otherwise expected. After the meeting I did however notice that the door frame (architrave) for the ensuite sliding door appears to be in the shower space! It looks like when they added the sliding door that they did not move the door slightly away from the shower to compensate for the architrave... I will not be accepting 35mm off my ensuite shower depth because of their muck up. If I have my way they will be replacing the plaster and moving the sliding door unit across 35mm so that the architrave is not in the shower! It seems like most of the issues relate to the ensuite! I have let my supervisor know and he said he would look into it. Hopefully he can give me some feedback this week and a potential remedy. This fix may cause some delay, but I will accept a delay if it means that I get what I have paid for! Hopefully I will have some pictures for Week 13. So from the muck up of the sliding door to the ensuite, the door has now been shortened from 820mm to 770mm to fix the stuff up. I will cop this on the chin as at least I am not out of pocket. However, as the tiling was also done in the ensuite prior to the fix, the tiling for the base of the shower (i.e. the cut of the tiles) is all wrong. They also thought it appropriate to simply bog the original cut in the tiles which was around where the door frame once was. To be frank, it looks sh*t. I have raise this with my supervisor via a text message, but I did not get a response. I will be going down tomorrow night to see if anything has been addressed as I will not be happy if the showers are installed and they have not even addressed my concern. That aside, this week saw the house tiled, and the exterior render completed. I must admit the colour is a little lighter than I would have liked, but the wife is happy with it so so be it. I wanted a more grey colour but this has ended up more white. I heard after the fact that when choosing a render colour to go a few shades darker as the render always turns out lighter, I wish I had known this before, but this is a thing you can only learn by building. The downpipes have also been installed around the house, however they are not yet connected to the pipes. The colour of these I thought was too light, but turns out that they match the colour of the render quite well. The tilers also tiled our feature pillar which I believe looks great. It makes me regret not just paying to have both pillars tiled from the get go, but when money is a factor, this is a thing that can be done later should we wish. The only down side is that the downpipe (which HAD to go on the pillar) is a lighter colour, so unfortunately this brings more attention also to the downpipe. I suppose if we really wanted we could just paint the downpipe to match more closely, but who knows if this would just make the downpipe look worse.... I also noticed that they had installed a bulkhead above the cupboards above the fridge cavity... I don't know why this was installed given that the architraves have not yet been installed over this cavity, which means also that the roof is not sealed properly yet behind the fridge. I suspect they will have to remove and reinstall the bulkhead once the plasterers come back to finish the job. Hopefully the plasterers have finished the job as the painters were due to start this week and work through the next week. This won't be the case if they have not yet finished the architraves. Long update this week, hopefully we will see the painting commenced when we stop by tomorrow evening. It was one key differentiator between them and the other builders. Their standard inclusions are still quite good compared to other builders, but this was a big tick! At this stage I would probably give them a 7 or 8 /10, once they got their act together with the supervisors things has started to progress more smoothly. That said, you have to be on top of them (like any other builder). No one is going to care about the quality of the final product more than yourself. If you are unhappy with something, make sure you bring it up as soon as possible to allow for them to rectify it. Not a lot happened this week at all. All that I could note was that the downpipes were connected to the storm water. I don't think the sewage pipes have been connected. I spoke with the builder regarding the issue I have with the tiles and the incomplete roof space over the fridge cavity. He at least confirmed that the roof space over the fridge cavity will be rectified. However he was evasive about the tiling issue. Granted it isnt a big issue, but it is not an issue that would be tolerated in a display home, so why should I have to tolerate it. It's a stuff up by them and the tiler. There are adequate tiles left over to fix the issue, so I hope they do it. My supervisor also gave us an approximate handover time frame being around the end of September. This would make the build around 19-20 weeks in total. I guess that means we are about 75% there, which seems about right. Anyway, time to get back to study, have an exam on Tuesday! In terms of my memory, it is probably a good thing that not a whole heap happened during this week. By not a whole heap, I really mean that not a whole lot of different tasks happened. That is, for the most part of the week was the internal painting. The painters seem to have done a pretty good job, I would give them a 9/10. There are a few areas where I think they have missed (for example, behind the toilet, but not where it is unlikely to be seen, it will definitely be seen), a few paint runs and a couple of marks on the walls. But fortunately for the most part it has been done quite well! The only other thing that I noticed happened this week was the Termguard (anti-termite protection) around the perimeter of the house. Early in the week the painters finished (except for touch ups which will happen later). This was quickly followed by the caesarstone benchtops being installed throughout (kitchen and bathrooms),the vanities and sinks delivered and the garage door (which looks amazing) installed. Unfortunately I forgot to take a picture of the garage door to post, but a van was in the way so it would have been hard to see anyway, I may get one on Wednesday to post. It is really starting to look like a home now! The electrical, heating and cooling has now also been 'roughed-in' (i.e. we now have light switches, electrical & data plugs, lights, smoke alarms and heating and cooling vents). This was done today (08/09/2018.). The electricians were actually in the house when we stopped by so I had the opportunity to have a chat to one of the blokes in charge, nice guy. For the most part they did a really good job! From a glance it would appear that all/most of the points are square which is great. Only two things of complaint. I SPECIFICALLY asked them to ensure that the j-boxes that were to be installed on our pillar that they be centered and at an even height. This apparently proved too much to ask and it is absolutely terrible. I watched the apprentice do this as well and he did a sh*t job and I am so not happy. Not only is it CLEARLY not centered, it is also lower than the other one which is centered. The second this is less the electricians fault, but one of our external flood lights hardly does its job as it is right next to a downpipe which obstructs the light completely... however this is still better than the flood light we paid for which was meant to be out the back of the house which is not there at all... I will have to bring this up with my supervisor. Other ongoing issues which have not been resolved include the tiling for the ensuite shower which has been stuffed up as a result of the door frame being in the shower and hence being moved, the cornicing for above the fridge to seal the home from the roof cavity still needs to be fixed and the island bench splash back needs to be repaired/replaced due to a massive chip in the side of it. Also the garage entrance door frame needs to be replaced or fixed. Anyway, it is easy to get caught up in the things that are wrong and overlook the fact that for the most part the house looks fantastic. I'd love to say that we couldn't be happier, but as there are a few outstanding issues I can't, but what I can say at the moment is that I have confidence still that the issues will be addressed, as I will not be handing over till they are! I have been told that the cauking is due next week, as well as the flooring. Arden's QA should follow the week after, which indicates that the house is very near handover. I will post some pictures shortly, being the good and the bad to give some indication of what I have been complimenting/complaining about. We did not think that light would be an issue, nor did we think about changing the door, no matter, the downlights perform fantastically (which can bee seen further below). I did notice that there seemed to be quite a bit of gap at the edges of the caesarstone to the walls, this may however just be finished with the corking (which is due next week). This is unfinished and needs to be addressed. If this is left unattended to, the house will be very drafty and will quite definitely not be 6-star energy rated. I'd wager that the wood has split and the frame will need to be replaced. I'd also argue that the door will need to be fixed or better yet, replaced! You can see where they have pulled off the door frame to move the slider. The door frame and slider actually used to go much closer, in fact into the shower. In the pictures below you can see how the tiler had actually cut the tiles around the door frame and made the grout line run to the corner of the door frame. You would have thought that surely he would have thought this was not right, nor could it ever been water-proofed and brought this up with the supervisor BEFORE doing this... I didn't ask much of the electricians, but I did ask to make sure that these were installed at an equal height and centered in the column. I guess asking anything is asking too much! This will also be fixed before the builders get another dollar out of me. Fortunately the good outweighs the bad. Of all the horror stories I have heard, these issues would rank quite low and would be pretty typical and easily repaired (one would hope). This could only have been helped by perhaps getting a door with more glass and less wood, but at the time we did our selection, we had a sidelight. It was not till later that they told us they would need to reduce the width of the house a little to fit the house on the block and hence would need to remove the sidelight. We did not think that light would be an issue, nor did we think about changing the door, no matter, the downlights perform fantastically (which can bee seen further below). My parents who are building an investment property over the road only went for a 20mm caesarstone finish and it just does not looks nearly as good, this may just be my opinion though, I feel it was definitely worth the marginal extra money. I did notice that there seemed to be quite a bit of gap at the edges of the caesarstone to the walls, this may however just be finished with the corking (which is due next week). Maybe down the track it is an option, but we don't really have the money at the moment to invest in that.
