In terms of my memory, it is probably a good thing that not a whole heap happened during this week. By not a whole heap, I really mean that not a whole lot of different tasks happened. That is, for the most part of the week was the internal painting. The painters seem to have done a pretty good job, I would give them a 9/10. There are a few areas where I think they have missed (for example, behind the toilet, but not where it is unlikely to be seen, it will definitely be seen), a few paint runs and a couple of marks on the walls. But fortunately for the most part it has been done quite well! The only other thing that I noticed happened this week was the Termguard (anti-termite protection) around the perimeter of the house. Early in the week the painters finished (except for touch ups which will happen later). This was quickly followed by the caesarstone benchtops being installed throughout (kitchen and bathrooms),the vanities and sinks delivered and the garage door (which looks amazing) installed. Unfortunately I forgot to take a picture of the garage door to post, but a van was in the way so it would have been hard to see anyway, I may get one on Wednesday to post. It is really starting to look like a home now! The electrical, heating and cooling has now also been 'roughed-in' (i.e. we now have light switches, electrical & data plugs, lights, smoke alarms and heating and cooling vents). This was done today (08/09/2018.). The electricians were actually in the house when we stopped by so I had the opportunity to have a chat to one of the blokes in charge, nice guy. For the most part they did a really good job! From a glance it would appear that all/most of the points are square which is great. Only two things of complaint. I SPECIFICALLY asked them to ensure that the j-boxes that were to be installed on our pillar that they be centered and at an even height. This apparently proved too much to ask and it is absolutely terrible. I watched the apprentice do this as well and he did a sh*t job and I am so not happy. Not only is it CLEARLY not centered, it is also lower than the other one which is centered. The second this is less the electricians fault, but one of our external flood lights hardly does its job as it is right next to a downpipe which obstructs the light completely... however this is still better than the flood light we paid for which was meant to be out the back of the house which is not there at all... I will have to bring this up with my supervisor. Other ongoing issues which have not been resolved include the tiling for the ensuite shower which has been stuffed up as a result of the door frame being in the shower and hence being moved, the cornicing for above the fridge to seal the home from the roof cavity still needs to be fixed and the island bench splash back needs to be repaired/replaced due to a massive chip in the side of it. Also the garage entrance door frame needs to be replaced or fixed. Anyway, it is easy to get caught up in the things that are wrong and overlook the fact that for the most part the house looks fantastic. I'd love to say that we couldn't be happier, but as there are a few outstanding issues I can't, but what I can say at the moment is that I have confidence still that the issues will be addressed, as I will not be handing over till they are! I have been told that the cauking is due next week, as well as the flooring. Arden's QA should follow the week after, which indicates that the house is very near handover. I will post some pictures shortly, being the good and the bad to give some indication of what I have been complimenting/complaining about. I did notice that there seemed to be quite a bit of gap at the edges of the caesarstone to the walls, this may however just be finished with the corking (which is due next week). This is unfinished and needs to be addressed. I don't necessarily care if it is not painted, I just dont want the air conditioned envelope of the house to not be sealed from the HOT or COLD roof space! If this is left unattended to, the house will be very drafty and will quite definitely not be 6-star energy rated. You can see where they have pulled off the door frame to move the slider. The door frame and slider actually used to go much closer, in fact into the shower. In the pictures below you can see how the tiler had actually cut the tiles around the door frame and made the grout line run to the corner of the door frame. You would have thought that surely he would have thought this was not right, nor could it ever been water-proofed and brought this up with the supervisor BEFORE doing this... It is lower and CLEARLY not in the center. I didn't ask much of the electricians, but I did ask to make sure that these were installed at an equal height and centered in the column. I guess asking anything is asking too much! This will also be fixed before the builders get another dollar out of me. Fortunately the good outweighs the bad. Of all the horror stories I have heard, these issues would rank quite low and would be pretty typical and easily repaired (one would hope). Maybe down the track it is an option, but we don't really have the money at the moment to invest in that.
