Browse Forums Building A New House 1 Jan 12, 2017 11:22 am We'll be starting to build our forever home in the coming months and thought I'd share our journey on homeone. At this stage, our land is due to settle next week and we are in the process of signing off on the tender, colour selection and plans. We're building the Calgary 280 with Bentley Homes. Floorplan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And... we've got a problem already. The surveyor came to survey the land and it appears that the fence for the lot next door hasn't been built right along the boundary and it's encroaching on our land. At the front of the house, the fence starts in roughly the correct location, but at the fence moves towards the back of the lot, it encroaches further and further on to our land and eventually to about 1 metre. Surveyors Report. And our house on our lot - you can see the diagonal line that goes through our garage and almost touches the back corner of the house - that's the fence. We've spoken to the owner of the house next door, thankfully he's reasonable and co-operative. His house was a turnkey package and the builder organised it, so he's been back in touch with the builder and told them to sort it out. Until the fence is moved, we can't start building. Congrats on the start of your build, we are hoping for a site start date in April, building the Vancouver with Porter Davis. We have our tender booked for 1st Feb. I have a friend who built with PD and they ere quite happy with them. We loved PD's Kew, but sadly it wouldn't fit on our block, unless we went for the smallest size, which was going to be too small. You have a good floor plan too! When will you be starting to build? It all depends how long it takes the neighbours builder to fix the fence that their contractor erected on our land. I'm guessing that it will be a low priority for them. We went out to our lot on the weekend and peered over the neighbours fence, cheeky I know, but no one was home and clear as day, you can see the peg that the fencer should've built to. How the fencer missed that is shocking! You can see the white stick in the photo below. It is now on the boundary and I can't believe how quickly the neighours builder sorted this out. Whatta fence! It was a significant encroachment 1.5m We are still at tender stage with the builder - a lot more to-ing and fro-ing than I expected. Some are more upgrades that we keep thinking of, others are silly mistakes that the builder has made. Still hoping to be in this year. We also have a loo and temp fencing. Bit surprised as we hadn't heard anything from the builder and later found out that they started last Thursday. Hope they are better at building houses than they are at communicating. Spoke to site supervisor and advised that we have arranged for Darbecca to do inspections, the first one being pre-pour and was told that pre-pour inspections are often difficult to coordinate as the concreters often don't finish the prep until just before the concrete is poured and they won't delay the pour waiting for an inspector... hope that isn't the case. Slab pour has been pencilled in for the 29th May. Fingers crossed! Who would've thought that a dug up piece of dirt could bring so much happiness. Re: Building our forever home in Western Melbourne 14May 18, 2017 8:05 pm I went past again today and the meter box has been installed. It looked a little close to the front of the cut I measured it and it's about 3000 from front of cut, but according to the plans, it should be 4310 from the front of the house. I'm wondering if it's been installed in the wrong location or if it's temporary. Do builders usually install temporary meter boxes? Re: Building our forever home in Western Melbourne 15May 24, 2017 3:04 pm Our build has stopped. The plumber couldn't find the water point to install the meter, so waiting for the water authority to come out and find it. And the meter box isn't temporary, it's permanent. Regulation says it has to be within 1.5m from the front of the house. The plans were signed off on by the surveyor and no one picked up that it didn't comply and the electrician who installed the meter "used his initiative" and moved it where he thought would be best. Never mind that's right where the slab for the HWS is meant to go. We've spoken to our builder and he's going to try and get a dispensation to have the meter box moved back to where we want it. So slab can't be done without a water meter and with the meter box where it is. Meanwhile there's a house almost in front of our that had the site cut done the same time as us and they had there slab poured yesterday. It does suck watching other houses go faster than yours. The house next to mine is fully bricked and plastered and only started 2 weeks before mine! And so far I have plumbing and a porta loo hopefully both our builds will catch up with the neighbours. We have 2 girls, 7 & almost 4, so they will essentially have their own wing. The house across from us had their windows delivered yesterday and they started the frame today. Looks like it'll be a double storey. We've had delay after delay, with the fence, power and water meters and even our finance, took 6 weeks because our "loan specialist" applied for the wrong amount. Then when the manager took over found out he had not done everything he was supposed to have and it all ended up pushing settlement back to the latest possible date. Seriously don't know why people can't just do their jobs!!
