Porter Davis recently expanded their operations from Victoria to Queensland just over 12 months ago. They offer some of the same designs available in Victoria, but have changed the name. The Marriott is the QLD equivalent of the Waldorf in VIC. When Porter Davis first launched, they only had the Marriott Grange and the Oxford from the prestige range. As soon as we stepped inside the Marriott Grange display, we knew that day Porter Davis would be building our dream home. Originally we signed a quote with Porter Davis for the Marriott Grange, though we weren't ready to move on to the new home proposal stage as our land wasn't due to register for nearly 12 months, and PD will only secure a base home price for 6 months. Fast forward 3 months and PD started to release more designs, one of them being the Marriott 47. We started to compare the two designs and decided the Marriott 47 would suit us better. It was a very hard decision, as we loved the void at the rear of the house that the Grange offered, however there were a few other reasons that made the Marriott 47 a better choice for us. The main reasons were: 1. We preferred that the Marriott 47 had the master bedroom at the rear of the house, and that the terrace was isolated for the master bedroom only. We are building on a corner block and the Grange would have meant that the Master bedroom was at the front of the block right off the corner of the street. 2. Our block of land is only 32m deep and the Marriott 47 is nearly a meter shorter in length, giving us an extra meter of backyard. We plan to put a pool in, so that extra meter would be handy to have. 3. We preferred the facade of the Marriott 47 over the Grange. Porter Davis changed the facade of Marriott Grange in QLD, so it actually differs from Victoria's Waldorf Grange, see images below. We liked how the 47 had the nice big window upstairs, the smaller centered balcony, and we liked that the balcony door was visible from the front of the house, rather than tucked around to the side on the grange. First being, we had to change the pitch of our roof from 28 degrees to 24 degrees to reduce the height of our roof. The Marriott 47 is 8.86m in height and council and developers max height is 8.5m. Secondly our developer had special build guidelines for corner blocks. If you are building on a corner block you can't have any external wall longer than 12 meters without a 450mm step in/step out. So we stepped out our formal lounge on the ground floor and that was enough to keep the developers happy. The upstairs external wall was only just over 13m, so they were happy to leave that. Yeah we really loved the Waldorf Grange facade and was disappointed to see that it was changed for the Marriott Grange in QLD. I actually called Porter Davis in Melbourne about 18 months ago when I first stumbled across their website, asking if they were ever planning to expand to QLD, because we just couldn't find any volume builders in QLD that built a nice looking hamptons style home. As luck would have it, they said they were 6 months away from launching in QLD, so we had already made our mind up on Porter Davis before they even opened the doors to their first display home. Our developer wouldn’t let us have the window bars. It’s annoying how strict they can be. Re: Building the Marriott 47 (Waldorf) by Porter Davis QLD 10Jan 13, 2018 6:05 pm For external colour selections, we went pretty much the same as the QLD display home: Ground floor render - Ashlite half strength Weatherboard cladding - Wattyl grey pebble 3/4 strength Gutters - Basalt Fascia - Surfmist Downpipes - Shale grey Garage door - Surfmist Window mouldings/balustrade/posts - Wattyl white Pretty much the same as the photo below, however we went surfmist fascia instead of basalt. Originally we had planned to go for a more classic hamptons look with dark timber floors, white walls, white architraves, white cabinetry, black doors etc. The reason we changed our mind was because of our inside dog. We had hardwood floors in our last house and they just got horribly scratched from him, and we plan to get another dog once we move in, so decided tiles would be more suited. Below are our internal colour selections: Wall colour - southwards Internal doors - Wattle white Skirting/architraves - Wattyl white Stair case risers, stringers, posts - Wattle white Stair case hardrails, treads - PD Black stain Below are most of our tile selections: Our main downstairs tile which we are doing after handover which we took into the display to see how it would look against the skirting boards and wall colour. The photo really doesn't capture how beautiful it is. We ruled out doing a 600x600 porcelain tile as we knew the lay of the tiles wouldn't match up and this would trigger my OCD haha. So we decided to go with a smaller patterned tile that didn't look like it was trying to be married to the main floor tile. Ensuites 2,3 and 4 will have this tile on the floor, skirting, and shower, including the recessed niche. The master ensuite will have this tile done floor to ceiling on every wall, except the splash back feature wall. In the master ensuite we used the same cat 1 white subway tile for the feature wall, however we did this in herringbone lay floor to ceiling. Our kitchen splash back we went with Bulevar grey 300x100mm subway tile in a brick lay pattern with white grout to compliment our white kitchen cabinetry. It has a ripple effect on the tile to give it a textured look, might be hard to see it in this photo. We just can't wait to get to site now. We were booked in for a site start this month, but a few delays out of our control have pushed our site start back until March. If everything goes smoothly, we hope to be in before Christmas. Has anyone been required to submit a landscaping plan? Our developer requires us to have at least 5 plants, 1 pot 75L or greater and 1 tree. We also aren't allowed plain concrete driveways, so we have to list the material of the driveway on the landscaping plan. We are going exposed aggregate for the driveway, so that's no issue. PD said we can use our current site plan and edit it to add the landscaping we are doing. Can the landscaping be hand drawn and coloured in to show grass/plants etc? If not, does anyone know of a free landscaping program where I could scan our current site plan and make changes?
