Browse Forums Building A New House 1 Dec 11, 2017 6:33 pm Hi All, Last Wednesday I had a pre-plaster inspection carried out by a private inspector. The report showed an 'above average' amount of defects, some of which were present in previous inspections carried out that had still not been rectified. The inspector strongly advised to have another inspection carried out once everything was fixed prior to plaster going on. I forwarded this report to my customer service officer with a written request to rectify all defects prior to plaster going on, so that I could get my inspector to re-inspect the property once the defects had been resolved. My customer service officer responded and mentioned that she had forwarded my email to the construction team. I drove past the house on the weekend to see if anything had happened, to find plaster had been delivered and insulation had been installed. Also noticed that I had requested and paid for acoustic insulation in my theatre room, yet it looks like they have used the standard insulation that is on my external walls. I sent a text to my site supervisor on Saturday advising him of the error with the insulation and mentioned the defect report that will need to be addressed before plaster goes on. Didn't get a reply, but I didn't expect one either. Drove past today to see if anyone was working and to my surprise, plasterers were there and were almost finished. I called up site supervisor immediately asking what was going on and he said all defects were fixed that morning. Problem is I have no proof of this, I'm simply taking his word for it. Also mentioned the insulation issue and was told its the correct insulation. Problem is, they used Fletcher Insulation pink batts, and their acoustic insulation are the same colour so it's very difficult to tell them apart just by looking at them. I looked in my temporary bin and only saw bags for standard insulation. Any ideas how to proceed from here? To say that I am p*ssed off is an understatement. I paid money to have an inspection done with no evidence that the items were rectified, so it feels pointless now, and I'm highly skeptical they fixed anything. I also paid additional money to have acoustic insulation installed and I'm skepitcal that this was installed also, as it looks and feels exactly the same as the stuff in my external walls from what I can see. I have sent an email to my customer services officer with a 'please explain' but am yet to hear back. I have also requested photographic evidence that defects were rectified but don’t get any and the “natural build process” covers up the ability to check. It’s disheartening to say the least. - View my blog at www.waldorfgrangebuild.wordpress.com Re: Need advice on pre-plaster inspection 3Dec 11, 2017 6:52 pm Waldorf_Grange_Build Nuri Hi All, Last Wednesday I had a pre-plaster inspection carried out by a private inspector. Re: Need advice on pre-plaster inspection 4Dec 12, 2017 4:02 am What was the nature of the defects? I had this issue too and am now 12 months post handover and fighting them on why I was ignore 100 times and there are still defects in my frames. Absolutely write everything down- every phone conversation should be diarised and put as much in writing to them as possible. If you are really concerned I would phone your supervisor and tell him you want construction halted until the issues are addressed. Don't worry about delaying construction. It's worth it to get things right They weren't really major, just that there was quite a few of them. Some of them were big, but not affected by plaster. I was only concerned with getting defects fixed that would be covered up by the plaster. There were others such as minor defects with my roof that I was ok with them fixing at a later stage, I just needed the internal work completed and checked as I knew the plaster was booked to be installed. I generally correspond via e-mail, however this process can be frustrating to say the least, as I sometimes do not get a response, or I get a response but some of my questions get ignored, or I get delayed responses. Meanwhile, the build process continues. For this reason, I do prefer to deal with my site supervisor direct as I get direct answers, but once I encountered this issue I went straight to my customer services officer via e-mail as this was something I wanted in writing. Unfortunately I'm not allowed to halt the build, it's in my contract. I am going to give them until tomorrow to respond to me and if I get nothing I will be following up with a phone call. The worst thing you can do is sign a building contract without a pre contract review.
