Browse Forums Building A New House Re: First Build with Summit Perth WA 144Feb 24, 2018 3:57 pm Mathew_Nikki Looking good. Funny to see how our to builds are at the very same stage, and look so much alike even down to the same coloured bricks haha! It's fun though to compare progress & processes i've got some electrical then front render next before my roof starts Re: First Build with Summit Perth WA 145Feb 26, 2018 9:07 pm So glad I decided to get a building inspector in! Had plate height inspection and there are a number of things that need to be fixed to meet code. Waiting to hear back from the SS as to how and when these will be fixed. Hoping that it can be sorted thurs, fri and next Monday as they seem to be the nothing happening on site days according to the schedule I received last night. Re: First Build with Summit Perth WA 147Feb 26, 2018 9:13 pm I wouldn’t read too much into what building inspector has to say. In our case as well the inspector raised so many issues it was the case of summit homes do certain things in different order. What were the main things raised anyways ? In our case as well the inspector raised so many issues it was the case of summit homes do certain things in different order. What were the main things raised anyways ? May i ask what you're referring too in that Summit fixed after the inspection due to the order they do things? a couple of things found in multiple places: Bearing lintels defective- all that had defects were less than the 100mm required by engineers Bed joints weren't level in ensuite No weepholes in the kitchen external wall Cavity ties exceeded allowable tolerance from the tops of walls Wall ties spacing exceeded maximum allowable tolerance- one by 400mm These are a few things that were picked up...i would expect these are things that would actually require work, especially the weepholes & bearing lintels, not something summit does in a different order? Any information or advice from those who may have had same or similar issues is welcome Re: First Build with Summit Perth WA 149Feb 28, 2018 2:36 pm Hope Summit are working with you to address the issues raised in the report. Re: First Build with Summit Perth WA 150Feb 28, 2018 3:08 pm Choosy Hope Summit are working with you to address the issues raised in the report. Thanks Choosy, nothing from them yet. I’ve sent the SS another email and if no response I’ll call tomorrow. They’ve not sent out the plate height invoice yet but I guess I just won’t approve payment until the issues are sorted to meet the code. Also spoke to the SS and the brickies have fixed the issues highlighted in the inspection report. I’ll be going out to check & the SS will be going out tomorrow morning to do the same. The inspector will re-evaluate the issues at the roof inspection. Even though it costs quite a bit to have the house inspected it’s well worth it. After this inspection I’m so glad I’m forking our the money! Re: First Build with Summit Perth WA 152Feb 28, 2018 10:22 pm Great news that they have attended to the items so quickly, looking good. ☺ Re: First Build with Summit Perth WA 153Feb 28, 2018 10:29 pm Choosy Great news that they have attended to the items so quickly, looking good. ☺ Yep i am very happy Measured a few things out and it appears they are now okay. We could see the fresh cement/ old bricks that had to be knocked out to redo the work as well. Hopefully the inspector is as happy as i am with what has been redone! Can't wait for the roof to start on Tuesday Re: First Build with Summit Perth WA 154Mar 01, 2018 2:50 pm Can’t believe how quick your build is going, you must be so excited glad to hear your inspectors issues are being fixed Re: First Build with Summit Perth WA 155Mar 01, 2018 3:49 pm vanessah2015 Can’t believe how quick your build is going, you must be so excited glad to hear your inspectors issues are being fixed Thanks! Loving the cracking pace of the build so far & hopefully they can keep it up. There are a few public holidays in the mix though. Roof will start next week & the email I received said it can take 3-10 days for the for the frame to be done. SS has also given me dates for electrical, nbn, ceiling measure etc The tin should go on either second last or last week of the month. I guess that means i am looking at roughly mid april for lock up? Re: First Build with Summit Perth WA 157Mar 07, 2018 11:39 pm Hey 👋 Your house is coming along nicely! 🙂 I am building with Easystart and my roof was finished on 23rd Jan. Thanks for the info on timeframe, always helpful to have a rough idea of where you’re at. I hope my timing is similar too! Have you got a possible end date as yet? Re: First Build with Summit Perth WA 159Mar 07, 2018 11:53 pm Yes, I have been impressed with the construction side of things with Summit. I’m sure yours will go up at the same rate 🙂 Once the roof is done, everything happens so quickly! Our SS told me he thinks the PCI should take place first week of April and then keys should be a few weeks later.
