i have received my fixed price contract today, but there are 3 items still with a word "Provisional Sum" which i queried The builder said these items are not fixed because they may not charged me the full price. Just want to know how high will these cost go? i am just worried that it will blow out my budget at the end? and can these cost be fixed? 1. Provide H Class Waffked Pod Slab 2. They should have the amount of the provisional sum on the contract. This should be a reasonable estimate and should only be out if there is something unknown or unforeseen occur. Eg - Siteworks may be $3k based on sand removal. They might then find once digging there is rock work or rubbish or similar so it ends up costing more. If they have not put any amounts I suggest you push them to provide estimates. Let us know how you get on. The 2nd soil test is done and they are onsite to do some preparation work (site cut and installing plumbing) Now they come back and said that my site cost for part 1 & 2 can be reduced, and send me a PCV to sign off... So i am a couple of thousands better off... great The crane hire has to wait until the last... but again, they assure that i will get a receipt if i do got charge.. Hope they do... 1. So some builders do offer you that options, for us it was our sale consultant who suggested it, we wouldn't have thought to ask otherwise!
The only things that we were warned could change the price was structure changes we made, ie- double doors, extending the alfresco etc, everything else we were told once you sign, thats it. They asked me to put the sign in front of our block before they can start, but when i went there last weekend, they have actually started the site cut (partly finished)... and yesterday, i have tap installed... so things move quickly i guess... they told me that i should have a slab down in approx 3 weeks.. finger cross Just realised that we are building with the same Big S too... i guess i may experience the same brickie shortage issue that you and other have... Once they start your place you'll be finished in no time!
They guarntee 7months (220 days!) so far for us its been ALOT quicker which is great! hopefully its the same for you! The brickie thing is so far the biggest problem we faced, we had another supervisor who wasnt helpful didn't seem like he would resolve it, but then we got this new one and he said to us l will push things through and he has, so hopefully you can over pass it, if you get caught by it, hopefully your lucky to have the right supervisor to sort it out I think we have been lucky (so far!) with the experience we had cause reading this forum there is def a few horror stories happening with sim! l really do feel for them cause it adds stress to what should be a great experience! Who is your CSO given we are both west side we may have the same one!! Guessing you wouldn't have supervisor yet, if you get Shane, his great! With tile selection, they are SUPPOSE to do it at frame stage, for us, we only chose it two weeks ago, the plus thing is no delays due to shortage, so if it doesn't happen at frame don't worry too much My in laws loves the milan, their currently in Sydney, VERY tempted to come down here and build one, so let me know how it goes with you and the finish product, lots of photos (we loved it too, we umm and rrr for a while decide mahogany in the end!)
