We have recently bought 2.5 acres in Gingin WA and are in drafting phase with Redink. Our plan is The Ferguson and with only a few structural tweaks we are really happy with it. Anthony @ RI has been great, really helpful to get our family tree change adventure on its way. More updates to come. Ems. Hi Treechangejess I'm happy to help, I did a lot of reading on this forum before biting the bullet, seems only fair to return the favour . We also built ages ago too and pretty much did the early twenties cool that will do sign up and left them to it. Can't say it was a pleasant post construction experience but, you live and learn right. I've spent more time planning this house before anything has actually happened than the entire build last time, I also swore I would never build again yet here we are. Our inclusions from RedInk when we paid our deposit in September include: the Choice Series selections the Everything under the Sun Package - which at that time included: Daikin Airconditioning - we're actually having 2 units because of the size of the house - at no cost 5Kw battery ready solar power inverter with 20 panels outdoor kitchen bbq 20 x LED downlights 31c ceilings to entry, living, dining 28c garage As for the site costs: (I've rounded them) We have $18,000 area loading fee for Gingin. Our block is classified M - highly reactive clay with C8 footing detail requiring a minimum 800mm sandpad. Our wind rating is N2 which requires reinforced glass to all windows (+$750, typical for rural builds because you're out in the open), luckily we are not in a bushfire prone area. Earthworks $34,700 Engineers slab detail $20,500 Concrete Pump requirments $2,850 Subsoil Drainage $2,500 Boundary Re-peg $900 (2.5 acre block) Electrical / Water Run $7,000 Meter box on dwarf pole at boundary $780 Site bin/Tip levy $900 Septic Tank/Leach drain supply, install & connect $14,000 = ~ $84,000 I did have some independent contractors quote me on what we could possibly do ourselves (earthworks, septic, trenching). RedInk came in at the higher end of these quotes. We decided to go with Redink to do it for various reasons namely, convenience around timing and council application and approvals, finance structure and builders construction warranties. Makes me think that the Ferguson is more in our budget instead of Drover to leave room for all the little things! I'd love to know what colours you chose for your elevation if you don't mind sharing? I've included a few colorbond visualiser pics to get an idea too. Where are you building? Not included in this is the gravel access track/driveway, which we doing through our own contractor which is $8,000 plus more if our crossover needs drainage (90m by 3m, with turning circle near the house), which he'll assess once we're on site with him to confirm the location. Still waiting for an updated pre-start addenda, however we have also asked for a new site plan from the drafting department to be sent through because we've be recommended to change our septic location. Prestart went very smoothy, I am so glad I compiled all our selections into a spreadsheet and sent it through to our consultant ahead of time. It definitely saved some sanity. Plus, I did up my own electrical plan for them to photo copy. Doing the bulk of our structural changes up front meant there weren't very many on the spot decisions to be made either and those that we did make weren't major such as swapping colorbond downpipes to painted PVC for tank connection and DHO heights. One thing that wasn't mentioned before prestart was that by having the internal painting package with gyprock walls Redink make a recommendation to have skirting boards to finish the wall or sign a waiver that they recommended it and any damage isn't covered under warranty etc. Skirting boards were a nice to have later down the line but, once we got home we decided to just go with it. We've gone with a "finish the house entirely approach". Looking forward to getting approvals in place and earth earth workers breaking ground. Did you have skirting put in post handover? Perhaps its a new thing. I spoke to a mate that does ceiling fixing and gyprock walls and he said that their recommendation for skirting is legit, so I'm happy to run with it. They're painting them though, the same colour as our internal doors and frames. The house was painted as part of the package. If my tiling had been done Pre handover I would have probably included them. The tiling company under estimated the amount of tiles I needed and they are finally being delivered tomorrow. I would have been pretty cheesed off if my house had sat around for 6 weeks waiting for tiles. It is so close to being completely finished now.
