Great idea. Much easier to decorate around! •bricked in gap to Theatre added a door - we'll do this too! •added shelving to WIP - this is where I'm curious as to how much they include and what you added. I want a scullery and WIP but wondering what fitout for scullery will be.. $$$$ •added drawers to kitchen - yes will do this too - just to island or everywhere? •extended laundry bench and made recess for dryer - yes, same! •NIB wall to bathroom shower - not sure what NIB is? •extend bathroom bench to bath hob - yes, no one wants to clean in between there! lol •converted end of passage recess to broom cupboard. - great idea! We’re really happy with our plan. 👍. Answers to your other questions, , I'll do a Prestart post once we've finalised a few things out of our meeting on Friday. •HWS to be roof mounted Solar/Electric - did this cost extra to change? No - we had a $1,500 P.S. in our quote but, it was credited back in our contract - 300L Roof Mount Solar HWS with Electrical Booster •removed wall in ensuite shower, replaced with screen - good idea! Yep, I was concerned it would be too dark in the shower - not cost •showers to be hobless - something I didn't think about before but love the look - for both showers? Yes, both showers, at no cost because we are on septic they do not need to include a reflux valve as the septic system has one •added sliding doors to WIR - Yessss! We chose Whitekote doors but, you can have mirrored or vinyl also - either option was $1,100 •changed large Master window to 2 smaller ones - Yesss! Great idea. Much easier to decorate around! Yep, we just matched what the theatre has - no cost •bricked in gap to Theatre added a door - we'll do this too! we bricked in an ensuite entrance gap and theatre gap and added doors (2) to the other gaps - $1,310 •added shelving to WIP - this is where I'm curious as to how much they include and what you added. I want a scullery and WIP but wondering what fitout for scullery will be.. $$$$ - I just added the bottom section (so to form an "L") 4 shelves $345 •added drawers to kitchen - yes will do this too - just to island or everywhere? I converted the microwave recess to the left of the pantry door to a bank of drawers - this was $213 but included a credit for the Double power point and some other detail I can't remember, we just got the end cost. •extended laundry bench and made recess for dryer - yes, same! yep, I'm a top loader washing maching fan so happy with having the gap at the end, but a wall mount dryer doesn't work me - vertically challenged $990 •NIB wall to bathroom shower - not sure what NIB is? if you google NIB shower wall you'll get it straight away. It's a small (1m high - 90mm wide) tiled wall inside your shower - the screen sits on it - basically acts as a shelf. Also the benchtop and vanity works sit flush with it to avoid the "fluff gap" - $385 •extend bathroom bench to bath hob - yes, no one wants to clean in between there! lol - so true "fluff gap" - $290 •converted end of passage recess to broom cupboard. - great idea! thanks, it would've been dead space for us or a dump zone for the kids - it still might, but at least it has a door on it - $740 Now that I got out my paperwork, here are a few other things I didn't mention that may help: wall recess to ensuite shower - $480 Tiling in kitchen up to rangehood (that wall only) - included - no cost Essastone benchtop to bathrooms - no cost - although it is $350 per additional colour from your first selection tiling to cornice in both showers - $365 added exhaust fan to laundry - $240 mitred tiling throughout - $250 turnkey package: 600x600 porcelain tiles throughout main areas including activity and study. carpets to bedroons - $16,300 Internal wall painting with dryline (gyrock walls) - $8,400 Vertical blinds through out $2,200 - we upgrade to rollers - TBA on price - although advised this would be a minimal difference. Hope this helps Ems you are a LEGEND! I am busy dissecting all of this. Thank you so much for sharing. There are just soooo manyyyy things that I didn't even think of to budget for. Makes me think that the Ferguson is more in our budget instead of Drover to leave room for all the little things! I'd love to know what colours you chose for your elevation if you don't mind sharing? I like the lighter roof, light brick/render, and wood beams. What are you going for? Re: Rural Build - Redink - Gingin WA 16Jan 23, 2018 6:08 pm You're more than welcome Jess, our elevation selections are up on a previous post. I've included a few colorbond visualiser pics to get an idea too. Where are you building? Not included in this is the gravel access track/driveway, which we doing through our own contractor which is $8,000 plus more if our crossover needs drainage (90m by 3m, with turning circle near the house), which he'll assess once we're on site with him to confirm the location. Still waiting for an updated pre-start addenda, however we have also asked for a new site plan from the drafting department to be sent through because we've be recommended to change our septic location. Watch this space. Prestart went very smoothy, I am so glad I compiled all our selections into a spreadsheet and sent it through to our consultant ahead of time. It definitely saved some sanity. Plus, I did up my own electrical plan for them to photo copy. Doing the bulk of our structural changes up front meant there weren't very many on the spot decisions to be made either and those that we did make weren't major such as swapping colorbond downpipes to painted PVC for tank connection and DHO heights. One thing that wasn't mentioned before prestart was that by having the internal painting package with gyprock walls Redink make a recommendation to have skirting boards to finish the wall or sign a waiver that they recommended it and any damage isn't covered under warranty etc. Skirting boards were a nice to have later down the line but, once we got home we decided to just go with it. We've gone with a "finish the house entirely approach". Looking forward to getting approvals in place and earth earth workers breaking ground. My house was finished in December with gyprock walls and they were never mentioned to me. I am currently spending my nights painting them... Painting the walls or the skirting? Did you have skirting put in post handover? Perhaps its a new thing. I spoke to a mate that does ceiling fixing and gyprock walls and he said that their recommendation for skirting is legit, so I'm happy to run with it. They're painting them though, the same colour as our internal doors and frames. The house was painted as part of the package. If my tiling had been done Pre handover I would have probably included them. The tiling company under estimated the amount of tiles I needed and they are finally being delivered tomorrow. I would have been pretty cheesed off if my house had sat around for 6 weeks waiting for tiles. It is so close to being completely finished now. I can’t wait. @Madora Dreamer Hi Renee, Boundaries in NSW are generally shown on Deposited Plans.
