Browse Forums Building A New House 1 Nov 23, 2017 6:43 pm Hi,
I am building my first home with Metricon. We started planning our build process in July and find below timelines: Initial deposit Paid - 24/08/2017 $1500 Contract received - 20/10/2017 Contract signed - 30/10/2017 DA approval - 17/11/2017 Post contract variation - In progress Selections - 07/12/2017 Re: Metricon Vantage 35 - New Build 2Nov 23, 2017 7:05 pm Designer with luxury pack promo - ducted aircon (8zones and 10 outlets), myair 5 upgrade, floor coverings and front facade render. Upgrades 1. Facade - Cube 2. Ceilings - 2700mm ground and first floor 3. Awning windows throughout the house 4. Caesarstone upgrade to supernatural 5. Upgraded doors and robe to 2340mm 6. Sarking for both floors 7. Painted render for both floors (taking it out in variation as pricing was inconsistent to what was quoted - got 7k savings buy getting quoted outside) 8. Staircase upgrade (rebated glass style) 9. Waterfall edging to kitchen benchtop and width increased to 1200mm 10. Ducted rangehood 11. Converted theatre to Ensuite in the ground floor. 12. Upgraded wet area tiling to ceiling 13. Feature tiling in bathrooms 14. Colorbond roofing (as we intend to do throw some solar panels) 15. Garage height upgrade and cross-sectional garage door 16. Laminate finish to wall unit pantry (pictures will be shared) 17. Exhaust fans in all powder/bathrooms 18. Aluminium stack folding doors in family and dining (these are different to the aluminum stacker doors and are lot thicker) 19. Front feature brick wall 20. V-lining cedar decking to study and master bedroom Things we are getting done outside 1. Floor tiling - National tiles is the supplier and we will be saving a lot here 2. exposed aggregate concrete. 3. Rendering 4. Outdoor room decking ISSUES FACED SO FAR 1. We wanted the study in the front followed by the ensuite, but they missed. 2. Included items we did not want in the contract. 3. Incorrect pricing of items and unreasonable delays in variations. The upside is that both our SC and CSC have been really nice and let's see how it goes. We have already pre-selected few items and happy to share info with newbies like me Would appreciate any feedback from other senior members, any vital things I missed in the plan drawings - especially infills etc. Re: Metricon Vantage 35 - New Build 3Nov 23, 2017 8:01 pm Welcome to the forum. I’ve got a few in my current house and they’re not the best for opening the house up to breezes It’s purely for cosmetic and double glazing for us. You can adjust the opening post handover. Amazing facade you have chosen. We didn't have the budget or land size for the Provincial. Thanks Maddy. We were lucky to have the width in our land but as a result we don’t have much of a backyard due to the land slope and the compulsory set back. I’ve got a few in my current house and they’re not the best for opening the house up to breezes Hi Jamby, Like Renman said, purely for aesthetics plus the benefit of adjusting them later. You prefer the sliding ones, do you? Re: Metricon Vantage 35 - New Build 9Nov 23, 2017 9:42 pm Renman Maddy178 Thank you, Renman. Amazing facade you have chosen. My KDR Metricon Hampshire - Liberty - 45 Melb https://r.tapatalk.com/shareLink?share_ ... are_type=t That's a bummer! Do you love huge backyards though? Interestingly most people I talk to now say they prefer smaller ones due to maintenance issues. I love backyards though. Re: Metricon Vantage 35 - New Build 11Nov 23, 2017 11:00 pm Okay cool, I was just curious. I’m building again soon and was just seeing if there were some other benefits I wasn’t aware of I prefer sliding ones purely for the volume of air they let in, although having the awning ones on the side the sea breeze howls in from is great as it restricts airflow a bit better. I have them in my bedroom too though and although they do open quite far I just don’t get the same airflow the kids bedrooms have with their sliding ones. On another note, those bathrooms are awesome! Re: Metricon Vantage 35 - New Build 12Nov 23, 2017 11:54 pm Maddy178 Renman Maddy178 Thank you, Renman. Amazing facade you have chosen. Just a medium size one to allow us to have a better landscaping options. Better insulation. Aesthetic. Can be opened even whilst raining (Yaay! ) Improved energy efficiencies. Yeah, sliding by far have better airflow. Great to hear about your second build. Where is it and how far are you in the build process. Re: Metricon Vantage 35 - New Build 14Nov 24, 2017 9:42 pm Maddy178 JAMBY Okay cool, I was just curious. Where is it and how far are you in the build process. That’s a good point about the rain! I hadn’t thought of that. I accidentally left my daughters open the other day and her carpet got wet haha oops. And insulation as well. Good to know, I can already think of a couple of spots they’ll be preferable now! I’m building in Geraldton WA. We’ve had the block of land for a couple of years and have a plan drawn up, just waiting to hear on a couple of quotes. We love the first house we built but have had 2 kids since then and require a bit more room now. I’m simultaneously excited and dreading building again, I think I’ve forgotten how consuming it is and all the work after handover! Looking forward to watching your build! I love the plan, how exciting Re: Metricon Vantage 35 - New Build 18Nov 28, 2017 10:01 pm JAMBY Maddy178 JAMBY Okay cool, I was just curious. I love the plan, how exciting That's exciting. I have been to Geraldton a couple of times - as I work for a Property Group. This is my first build but to be honest the stress is way too much. At the same time, I am excited to move in. I need to start planning my furniture. Don't know if it's a boon or bane, I left all my furniture in Sydney when I moved to Brissy. So I need to shop everything from scratch here as I rented out a fully furnished apartment.
