Browse Forums Building A New House 1 Nov 20, 2017 7:17 pm Hi , We are currently building a single level 32sq meter house with 2.6m ceiling height. We are currently up to final painting and we have noticed a expansion joint in our main hallway The builder never indicated we would need an expansion joint, is this a common practice for new house builds? should they have notified us prior to building . This is to allow for movement of the house so the plastering doesn't crack. it would have been mentioned in the original soil report. Re: Help ceiling expansion joint 3Nov 21, 2017 8:02 am Hi Thanks for your reply, Just checked soil report and it doesn't mention any need for expansion joints in the ceiling Re: Help ceiling expansion joint 4Nov 21, 2017 10:26 am jsesTAGE1B Check your Engineering drawings for expansion joints? Are you using steel framing? Not only does that look ugly it could possibly be incorrect (builders mistake?).. seek the engineers clarification Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Help ceiling expansion joint 5Nov 21, 2017 10:58 am Hi Thanks for your reply, I checked all my engineers reports and it isn't drawn in on any plans, do you know the maximum span before a expansion joint is needed ? I would say it is approx 7m from front door, it is the only visible ceiling join in the house. Your feedback is much appreciated I check over all plans today and it does not mention it anywhere. Help ceiling expansion joint 9Nov 22, 2017 6:07 am That is an awfully long run from the front door to the back of the living area (around 20m). Your builder is the one who provides you warranty, and sometimes they do something that was missed by designers and engineers. He probably thought it was warranted. No doubt if he didn’t put in an expansion joint, you would have concerns if after a year a crack appeared in a random place along that run length. He should have discussed it with you at some point to decide where to put an expansion joint, but I think including one is reasonable. Re: Help ceiling expansion joint 10Nov 22, 2017 7:32 am JsesTAGE1B Thanks for the info There is a need for a break in the ceiling but he could have placed &/or disguised it better Personally I wouldn't accept that.
