So the 25 -50 year structural warranty is probably an empty promise because if the house does fail it will more than likely be due to maintenance neglect, unauthorized alterations, termites (read maintenance neglect), geological fault or occupant abuse. Is the municipal one free (or at least much cheaper)? At what stage does one appoint their RBS (Relevant Building Surveyor) - Is it after buying the titled land, or before a builder has been chosen, or just after a builder has been chosen (pre-contract signing)? Builder's recommend that GroupFour or CheckPoint or DJMBC be used but not too keen though.
