Browse Forums Building A New House 1 Nov 19, 2017 6:49 pm Hi all, So I have just acquired my block and as a first time builder I still unsure about a few things, such as fencing. I presume you have to negotiate with the neighbours on all the boundaries, but if they each have different budgets and preferences does this mean I could end up with 3 different fences around the boundary ? Surely people don’t put up with a different looking fence on each side ? Also, the block at the rear of mine will be sold in a later stage, hence may still be vacant at the time of me installing fences. Does this mean I just have to wear the cost of it myself and the future neighbour gets a freebie ? Or do I have some sort of right to eventually claim half from them when they move in ? Also, what if future neighbour doesn’t like the fence I put up, does he have a right to complain ? Cheers Re: Fencing questions 2Nov 19, 2017 7:27 pm Typically if you buy in an estate they will have rules on what sort of fencing is allowed. e.g. In my estate we were only allowed timber lap n cap 1.8m high. Although, all three fences were done by different companies and all look different. But otherwise I believe you have to negotiate with your neighbors. I believe with vacant lots, if the lot has been sold you can seek for them to pay now, but if it hasn't I believe you have to wear the cost. Usually you can request ownership details through the local council. I'm in the same situation except that the land behind me is still farmland, my land contract says that I am fully responsible for the cost of that fence as the sale price apparently includes a discount for the developers share of the fence that they would otherwise have to provide. Obviously I'm not silly enough to believe that there was actually a discount but there isn't a whole lot I can do about it.
