Browse Forums Building A New House Re: Our First Build - GJ Gardner - Week 8 22Jan 12, 2018 9:38 pm Update, End of week 8 today and the plastering has been completed aswell as the remaining bricks on the garage wall which couldnt be completed due to the plaster in the way. We also received our lockup invoice but the house doesnt seem to be locked up. Front door isnt installed and the rear stack door that was smashed over the christmas break hasn't been replaced. Think ill hold off payment until the house is locked up completely first. Have had to finalise rear cladding style today and kitchen plans. Fit out starts on monday morning. Things are happening so fast without any issues at the moment and the excitement is kicking in! I really hope GJ give us a key to access the house during lockup stage like some of the other builders do! Re: Our First Build - GJ Gardner - Week 8 23Jan 18, 2018 6:48 am Update, We are well into week 9 now, the under fasica soffit has almost been completed, all archatraves have arrived and ready to be installed. The electrician has come back to mark out cable locations through the plaster in wet areas and kitchen. Tilers have also come in yesterday and completed first coat of waterproof in the wet areas. Received a call from the kitchen company saying they have had a change of plans. They will be in to install our kitchen next week which is 4 weeks ahead of schedule. Don't know how i feel about this, everything is happening so quickly! Re: Our First Build - GJ Gardner - Week 8 25Jan 18, 2018 5:25 pm Wow that’s so fast! We thought ours was going fast but from slab to lock up was about 25 weeks!!!! You’ll be in before us! We also asked for keys to access this weekend but won’t allow it 😟 but we have a meeting on Tuesday to look through so excited about that! We went back this afternoon to measure out furniture and see if they finished the eavs. They had finished the eavs and locked us out. Front door and garage door entrance was installed, we we're able to get in through a window though :] Quick tip, when you go for the meeting unlock a window and crack it abit for later! Don’t think that will work, we are a 1.5 - 2 hr drive away so only get there on the odd weekend, I’m sure they would notice a window open in the time between visits! Your build is going so fast!!! Re: Our First Build - GJ Gardner - Week 8 28Jan 18, 2018 11:18 pm My husband has been leaving a window just unlocked so he can get in. But he closed it up just before Xmas just in case so we are properly locked out now Re: Our First Build - GJ Gardner - Week 8 29Jan 19, 2018 6:20 am dillongl Ha ha! Yeah maybe abit of a different scenario haha, you should be able to ask for site access at anytime. Our builder told us that if we want to check it out just message them and they will unlock it for us. Didn't want to have to do that though so i have just cracked the ensuite window. Still have a few measurements to take for furniture and i dont want to call them to open the house for that haha! How is your progress coming along? Going down on Tuesday for an inspection before we pay the fix out invoice, painters going in to finish off next week and tilers finishing on Monday - although I think that’s only the bathrooms and not the main flooring as they said that would be done last...I would think 5-6 weeks and we should be done! How long has your tiling taken so far? I think this coming week our tilers would be making a start alongside the kitchen people. Week 10 should be pretty massive for us, kitchen install, arcatrays finished, internal doors installed, tiles started and cupboards / pantry / wardrobes installed. Honestly don't think there will be much left after next week. I think they started tiling just before Xmas so only got the floors done, went today and walls done but laundry and main flooring still to be done. We are carpeting bedrooms/lounge/study/media after handover. Still lots of little things to be done so will find out on Tuesday what timelines are, we still need aircon vents and lighting done, painting, tiling, plumbing and bathroom cabinets etc so I think at least six weeks. We are now sorting out fencing as needed before we move in with the dogs - your puppies are beautiful! I’d love a caboodle but hubby says next time he wants a border collie so will see!!! Hopefully it doesn't take to long for you guys, doing the carpet after handover is a great idea. We quoted it ourselves and it wasn't worth it for the areas we wanted. Saves us time as ill be doing the landscaping and installing shelving/curtains after handover. The dogs are wonderful but they have just started digging so i may need to dig a trench around the yard and run chicken wire under ground so they don't dig out. The partner wanted white rocks around the sides of the housw but completely forgot our dogs love eating rocks hahah! Re: Our First Build - GJ Gardner - Week 10 37Jan 24, 2018 10:24 pm Coming to the end of week 10, kitchen and laundry has been installed. All architrays, doors and wardobes are completed and the bricks have been cleaned. Everything looks perfect and we are starting to get excited. Tiles start after the long weekend.. still havn't got a handover date yet! My fave part was cabinets - it really gives you a proper feel for the space, mostly the kitchen Re: Our First Build - GJ Gardner - Week 10 39Jan 25, 2018 6:57 am Skcel Coming to the end of week 10, kitchen and laundry has been installed. We went on Tuesday, our kitchen benchtops are on, tiling in bathrooms done, painters in this week. We are due to go next week or early week after to talk through placement for bathroom accessories etc but looking like could be completed by end Feb. selected carpets /Blinds/Curtains on the weekend and getting quotes for fencing / driveways at present and trying to get it all locked in for early March - excited and getting frantic now!! Yeah i didn't think of the placements for bathroom accessories. I saw some photos of the tiled grates and waste in another thread so im going to ask our SS today on a variation for them. They look like a grest feature. How did your tiles turn out? That would be one of the most exciting things to see other than bricks haha. You're doing the rest of the flooring post hand over? Everything happens really quick on this end of the build. I still need to order furniture and measure out we're it will all go in the house. Going to be a stressful few weeks now strap in! Hi Everyone I learned something this week that I thought would be worth sharing. In NSW a lot of developers of subdivisions put covenants on the land which normally… 0 5000 May I ask why you chose not to use GJ Gardiner? I'm actually meeting with one of the sales guys tomorrow for an appointment. Definitely not signing anything yet… 3 9558 |
