There will be a number of options for retaining ie, boundary, under the house and a combination of both..have theses options explained & ask for m2 of retaining so as to approx costs, then check them out 2. Builders aren't engineers and they don't necessarily give you the best option..the higher the price the higher the profit for builders..BTW they are entitled to a fair markup/profit 3.They will give you an estimate pending their engineering after you have given them a deposit for the preparation of plans...have an informed idea beforehand & avoid $ticker $hock 4.The build market in Perth is flat (please excuse the pun) so it's a great time to negotiate a lower build price. 5.In regards to 4 above. you can't negotiate the build price if only one builder has copyright, if you own the plans and engineering get 3 quotes and have them analysed 6.In order to get the best answers to your questions you need to put up photos, more info,etc.... also that helps others OT here's an example, ie 100m2 retaining, up to 3m high walls.. The thing is our builder has done the survey, finance has been approved but we still haven't signed the final plans. The siteworks cost has blown up and we are being asked to pay for the difference. Re: Site Works Cost in Perth 10Nov 19, 2017 2:55 pm jaycee24 Type A footings are included on the majority of builds...it's a standard cost..BTW the builder can't quote a house without footings If there is a slope your footings may have to be stepped or you may require retaining somewhere There may also be upgrades for coastal, wind etc,..but you should have an allowance and they should not be huge costs? so please ask where is the balance of costs and scrutinize them before you sign anything. OT a perth survey is only worth $600! Haven’t heard anything back yet, hopefully next week but I will let you know what our quote comes back with. We will need a fair bit of retaining at the front and one side so I do expect it’ll be alot. Will you need any retaining or fill or anything? Are you building land up and retaining or levelling in middle with mix of cut and fill? I would be questioning that figure too if I were you. Is it a reputable/well known builder? We organised our own site survey and it was around 700. Might be worth it for you so you can get a comparative quote, especially when it’s such a large amount. If you have a site plan you can get other quotes for boundary post and rail retaining walls from a number of suppliers for comparison OT please be mindful of what you say when you mention specific builders names Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Site Works Cost in Perth 16Dec 16, 2017 11:58 pm Jaycee I received a rough quote (still waiting on Final as were still finalising plans etc) and it’s $20k. Includes 2m high retaining at the front using two staggered, spaced apart retaining walls, retaining down 1/3 of side (it’s a corner block) and a small 1 step up retaining for the shed at the back of the block. We managed to keep costs a bit lower by building the garage sunken down so we get a higher garage roof, less site works, and less slope on the driveway. Also making a separate step to the back shed helped. So basically instead of retaining completely level were staggering and stepping bits and making the house to suit to save some $. Hope that helps and you’ve managed to find a more competitive price! Class A soil, i already had retaining walls on 3 sides and relatively flat block (only slight slope where the driveway will be). $60,000 is a hell of a lot of money just for siteworks, yikes! Good luck Fair Trading can issue orders to rectify and complete but once the matter goes to NCAT these orders are automatically vacated.
