Inspection came back quite good, overall the inspector was quite happy with the quality of the job. A few bits and pieces here (noggins etc) but these will all get sorted out during frame straightening stage (the SM was aware they would come up) This week, gutters and facia's are getting put on today and tomorrow, the roof tiles will be getting delivered on Wednesday, with view to start install of these on Thursday going through to Saturday along with the sarking. (its a pretty big roof area so will take them that long) Drove by this morning and heaps of tradies already there starting, also truck with bricks on it for us had just arrived as I did, so will be going back this afternoon to make sure they are right. Was a pleasant surprise as I wasn't expecting them to be delivered for a while. Only issue is there is no room anywhere to put anything, so I don't know how they are going to manage, unless they leave half on the kerb....but that's their issue I guess. Will be a dual build with the internal rough in, electricals and aircon going in at the same time as the bricks. Then inspecttions on both sides, then plastering and fitout commences. Bricks are meant to go in the start of this week coming. They had to do a site clean in order to make room. Aircon rough in has been completed along with Alarm system pre-wire as well. All external doors (bar front door, and main bifold doors) are in. Supposedly this week, will be: Electrical rough in Bifold doors delivered and installed. Bricks delivered with possible start this week as well. Gyprock to be delivered this week as well. Seems the SM is going to try and do a reverse style build, with having the internals being done at the same time as the brickwork going in. I guess with the roof going up, it doesnt matter too much. Naturally its always the worry of things getting stolen/damaged more than anything. But then if that happens thats M's problem i guess. At this rate we are thinking June/July for PCI/Handover. Lucky so far there has been nothing wrong with the quality of the build, only a few standard things which are really nothing to worry about have been picked up and/or already rectified. Re: Metricon - Chelsea 37 26Apr 08, 2018 7:50 pm Update 08/04: Gyprock has now gone in for the walls and roof (bar the entrance and outside areas which is Tas Oak lined. We STILL have not hard any brickwork start at all. The SM usually calls Friday but hasn't this week and he hasn't responded to messages. He normally is really very good, so he might be ill or away, so won't hold that against him. Just getting severely irritating not seeing any brickwork start. Just its so hard to imagine the 'form' of the place without it, so much of the facade etc is brickwork and rendering its hard to see it without it. It also seems like a real daft move on their part to do the inside like this without any external coverage at all bar the roof. Perfect excuse for someone to come in and vandalise the place. It's actually part of the standard in the Designer range, so we don't have a separate pricing for it. We also get a rechargeable system on the perimeter as standard as well. Re: Metricon - Chelsea 37 29Apr 18, 2018 1:13 pm Cornicing went up last week which is a plus...but So here we are, day 3 of a new week and....nothing. Supposed to have: Brickies on site, nothing. Waterproofing...nothing Kitchen cabinetry...nothing Bifolds and external doors...nothing. We have houses all around us that have been going for only 6-8 weeks and they have bricks complete and are basically at lockup stage, and here we are with the new age 'breeze' style living with no external walls.. That it is For me its not so much the fact that it hasn't been done, it's more the scheduling from the SM seems so wrong. I realise however he is only as good as his tradies but still, id rather be told the truth rather than some best case bulldust. Anyway, the other day the SM told us which house the brickies were currently working on, and when that one is done they are starting ours, drove past today and they were finishing it off, drove past again tonight and everything has been completed and all the cement mixers, tressles etc have been removed. Waterproofing has been done Electrical cut out has also been done. Continutation of bricks this week, was on site when the kitchen guy turned up to check it was ready. Carpenter is meant to start this week doing the doors/jams and skirting. Probably about 3-4 weeks off total lockup, have to have the mortar set and bricks acid washed etc before we can install the doors, to prevent damage. Re: Metricon - Chelsea 37 35May 26, 2018 1:00 pm Update 26/05: Tiling has started in wet areas now. All the areas are mostly done, just waiting on skirts to get put on in most of them. Could be a error with the Ensuite as we have floor to ceiling tiles in the shower recess but they haven't gone above the standard line. Our poor SM won't be happy, his workload as doubled and this will just be another thing for his list. Aside that, Aircon vents also installed, along with first coat of painting/stain. All the architraves got finished completely and doors re-hung. And the eve lining got put in. The carpenter has to come back and rectify issues with the LHS of the portico as there is apparently issues there (why they haven't finished bricking/eve lining), after that they should be back to brick/render and acid wash. The Bi-Fold installation hopefully will be in a week or 2, apparently they have to build the frame onsite to ensure it fits properly. After that, the house will be fully locked up and they can commence the rest of the floor tiling/electricals. They will also be starting the wooden ceilings of the alfresco/portico once the place is locked up. So far.....nothing SM also told us that the wardrobe fitter and showerscreen trades have been by to measure. But (hows this), it might take up to 2 months to get the wardrobe fitouts ready....Why the hell they didn't measure this stuff months ago when it was ready I will never know. Here we are 6 months in and still technically haven't got to lock up yet. By now we were expecting a PCI date, at this rate it wont be until late August/September Patience is wearing thin now Re: Metricon - Chelsea 37 39Jun 15, 2018 1:43 pm Well a small positive today, the shower screens and mirrors got installed. Negative is they installed a mirror in the ensuite which we actually took off the contract and haven't installed one in the powder room....seems like they mixed it up. But its a error that might work in our favour....(mind you shows you how inept they are at reading contracts/plans) Spoke with the SM yesterday, our Bi-Folds (which is holding up the tiler, electrician, carpenter) were supposed to be installed yesterday, but he got a email from the supplier saying they are delayed until the 22nd of June because of 'production'....So another setback...who knew that doors could be such a pain...
