Total Cost: 30k Re: What Were Your Site costs? - A Ready Reckoner 103Aug 18, 2017 12:21 pm Faduv Yes the quote is high based on the information you've provided I would say you discovered this forum a bit too late..... I have not yet signed any paperwork and was actually looking to get another builder to give a comparison quote. Any ideas what a "fair and reasonable" price would be approximately? Thanks in advance Re: What Were Your Site costs? - A Ready Reckoner 105Aug 18, 2017 1:24 pm Faduv Is it the Builders design? ie display, Individual design, etc? If So, then the builders owns copyright and he won't release the drawing to another Builder to price. If it's your own design & you have the drawings, preliminary engineering & Final geotech report It's easy to work out ... more info required BTW what footings did the builder allow for on the initial design/quote... it needs to have footing? The PS for Site & Footings should be extra over what was allowed in the quote ie Allow ClassA -> upgrade from Class A to Class S eg, Allow $10K . This may require sand pad and grid footings (as illustrated).. there is little difference between waffle and raft please refer to the Australian Standards to work out the exact quants. hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: What Were Your Site costs? - A Ready Reckoner 107Aug 18, 2017 2:13 pm Faduv and there is the problem with starting with a cheap display and the price creeps up with variations OT Display homes represent great value if you don't make major changes and you can see what you getting The increased engineering costs are always a dilemma for clients which usually comes after you have handed over a deposit..caveat emptor Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: What Were Your Site costs? - A Ready Reckoner 108Aug 29, 2017 3:04 pm Hi StructuralBIMGuy, Managed to get all the information: Site Classification: S •Site Fall: 0.25m across building envelope •Final Footing Design: Standard raft or Type 1 waffle pad (waffle pad included in base price) •House Size: 216m2 single story •Location: Aberfoyle Park, Adelaide •Wall Construction: Brick Veneer •Cut and Fill Requirements: Cut only •Retaining Wall Requirements: None •Drainage Requirements: Flexible connections are not required to plumbing and stormwater drains on this site Beam 1 --450mm deep x 300mmwide (3/N12 bars top and 3/N12 bars bottom Beam 2 --450mm deep x 300mmwide (2/N12 bars top and 3/N12 bars bottom Ligatures --W6@900mm centers (300 centers between piers) Concrete raft floor slab - 100mm thick reinforced with SL82 fabric in top face 120mm thick reinforced with SL82 top and SL82 bottom where uncontrolled fill beneath slab exceeds 400mm Concrete - GradeN20 (80 slump compacted by mechanical means) Also the builder acknowledged that the design is custom, see attached. Founding depth - Continuously trench or pier footing 150mm min Re: What Were Your Site costs? - A Ready Reckoner 109Aug 06, 2020 1:16 pm andy Iam going to restart this tread because I had a interesting question for my builder. I asked them how come I was charged $10311.00 for a M class modified Slab for a P class site with 300 mm fill. if the allowance in the basic price is for m class slab how come I had to pay an extra $10311.00 for a M class modified slab. At the time of signing the contracts my site was not ready ,therefore they gave me the choice go with fixed cost or wait for the soil report and anything other than a M class i cop the increase. A M class modified should have cost me an extra $5000 the most not $10311. Site classification -"P class site due to fill House size -29.47 Sq or 273.81 sqm Location -Sandarra Wall construction -Brick Veneer & tiled roof 2590 wall height Cut & fill -Cut & fill required footing details -M class modified Retaining wall -none Drainage requirements -Agri drain required along base of cut Special requirement -Termite barrier Reinforcement -Slab fabric Sl 82,Internal rib N12btm,External Rib 3L12,edge beams cost $10311 plus $2162 temp fencing ,crushed rock etc any comments ,I am trying to get my builder to refund something Did you get 10k back from builder?
