I asked them how come I was charged $10311.00 for a M class modified Slab for a P class site with 300 mm fill. if the allowance in the basic price is for m class slab how come I had to pay an extra $10311.00 for a M class modified slab. At the time of signing the contracts my site was not ready ,therefore they gave me the choice go with fixed cost or wait for the soil report and anything other than a M class i cop the increase. A M class modified should have cost me an extra $5000 the most not $10311. Are they fencing the entire block? Ours was quoted as $800 but we could organise it ourselves for just over $300. My block has already had a limestone retaining wall built by the developer at the back of my block and the block has been backfilled and levelled. So on that basis my site work costs should be minimal. The breakdown is as follows: $1700 for removing trees, stumps and vegetation to the pad area (there is none, so I am expecting a substantial refund here hahaha) $600 underground power run $600 sewer run $1800 concrete pump (this was added as a just in case as I have a narrow block [13m] but most of the time they dont use it so fingers crossed a refund) $1000 storage/access restrictions $2300 shire security fees (kerb/verge rent etc) - hopefully they dont destroy the kerb and I get a refund .....and thats it. Thoeretically I should get $4k - $5k back. I tried asking how much the modified M class Slab cost but they keep side stepping it because we went with "fixed site cost" A basic M class slab which is very rare on new estates due to fill and what not ,how much does that cost ? I tried asking the Engineering company but since I am not the client ,they didnt tell either ,might have to pretend Iam the client next time I ring. Question - if a builder comes back with a footing variation that totally blows your budget, can you cancel the build (after signing yellow HIA contract) without any any further payment owing (other than the deposit), ie no liquidated damages owing to builder ? The reason I ask, is that I am in exactly that situation with out builder right now. Our Soil - H-D, P (fill). Comes with Certificiate of Compaction for the Fill elelments, and was only 4mm of Ys movement away from 'M' class on the ratings scale (ie its a H-type soil, but only just !) the land is flat (from front to back) with a 1.5m drop across the width of the property (18 mete frontage) Before we signed, we gave the builder a preliminary soil report that was provided by the estate devleoper (performed by independent engineering company), they came back at an estimated 29K for footings. They then go out and get another soild sample taken for engineering, and ask for another 8.5K on top of that ! What gets me, is that with the preliminary soil report, the first footing estimate should be within 5% of the final one (in my opinion). I just cant beleive that they want 37K for footings, and my next door neighbour (who is building a similar sized house) is only being charged 18k!!!!! aaaarrrrgghhhhh!!!!!!!!!!!! My house is 260sq.m in total, nothing fancy about it, just a box with a garage tacked onto the side...single story as well. I am happy to burn 3.5K on a deposit to save almost 20K in footings by going with my neighbours builder...and may just need to do so ! thoughts ? Why are priates scary ? Because they yaargh.. Especially when we only had 20k in our initial quote, thinking it would be max of 30k! Note: we do have a 2m drop from front to back! Land hasn't settled yet, & saw today that they are doing some work to the estate! So let's hope they fill, fill, fill lol so my costs come down, down, down prior to site start! We are building with pd! Site classification = m class ( yes STD!) House size - 42 dbl storey Location - Doreen Cornells hill estate Wall construction -Brick Veneer & tiled roof Cut & fill -Cut & fill required = 18k footing details - I think piercing! 6k Retaining wall - 1 along whole right side of block = 20k Drainage requirements -Agri drain required - I think around 4 = 1.6k cost $46k plus $1600 temp fencing ,etc! Do you think this is too much. It is basically a flat block. I am going to ask my builder to justify this amount. We have 600mm sand pad. When you take into account everything including Septics and Soaks plus builders margin and all the hiddden costs that nobody tells you until you sign up (Concrete pump, materials handling for sloping site, electricity dome etc etc etc) our site works are costing about $75K. All trucks i've seen have pumps. So is this a money spinner or what Fullhamfc, We too are building in the hills on a large block,but we are organizing the earthworks ourselves,basicaly cuts that price in half,but we have a pretty good flat block. 1 member is building with the same company as us in the same sorta area,they were quoted by the builder $75,000, They are doing their's for $45,000 Both are BIG houses & that price includes septic & drains. Thanks heaps 100mm of scoria/blue metal.crushed rock minimum (around $60-70m2) but 1m3 will do 30mt @300mm wide I found AG pipe for around $30 for 10mt length of 100mm, $57 for 20mt and $145 for 50mt. That little external pad/edge beam looks almost the same as the internal beam ... That pic to me seems more like the 'pier and beam' system ... is that exactly the same as DEB? Is DEB design supposed to have piers under the deepened external beam? Or is the beam itself enough? Hometec came to a tad over $7K for M class soil and site scraping (compaction they said was done by the developer).
