The builder will be putting a margin on, but also some builders wont let you get your sitework done by a 3rd party. He states that there is a 2.5 metre fall, so my site cost will range from $40k - $55k not including demoltion of course. Is this standard? Total fall on block is 6m House size - 218 sq.m Design-Single story- Split level Site costs- 23k + Provisional Sum for rock removal unknown at the moment. Not exactly sure of price, but I think whatever your site costs are for a slab you might be looking at at least 1.5 times more for bearers and joists. The decision will depend on how steep your slope is, and how important the elevation of the house is to (ie, do you get a lovely view if you're that little bit higher? In which case sometimes even half a meter will help). Also of course how much cut and fill Council will allow you to do. My council for example only allows 1m cut and 1m fill. So if the lot was steeper I'd need to use bearers and joists, concrete wouldn't be an option. If you allow for 300mm of fall, How much is it to do a 1M Cut (most of the excavation companies charge a rate to do a site cut for up to 300mm of fall, then from 300mm to 500mm, then from 500mm to 700mm, then from 700mm to 900mm etc. that is just to get the machine on site and do the cut. Then they charge to remove soil. How much is your rate per m3 to remove soil from site How much per lm is it to do the aggie drains (this is a slotted pipe in a trench filled with rock) How much will it cost if Bulk concrete is required (deepened edge beams) How much will it cost for machine hire if we need bored piers How much to remove soil after holes are drilled How much for the labout component per m3 to pour the concrete how much per m3 to supply the concrete How much for the concrete pump truck How much if we have to do a suspended slab, do you charge per panel or per m2, what are the rates for either way. how much per m2 for extra steel if that is required for a suspended slab. How much per m2 to go from M class slab to a H class slab. If a retaining wall is required, how much per LM to do retaining wall with H steel columns at 1200 centres. Is guard rail for the roof included in the base price. If not why not when it is a OH & S requirement. What is your rate to extend Lm of electrical what is your rate for a temporary overhead power pole what is your rate to extend storm water drains what is your rate to extend Sewer main. What have other jobs cost to do a septic tank. (roughly) Just remember, it is impossible to work out site costs 100% without having a site plan, floorplan, soil tests, survey & levels. an experienced person does not need engineering, but the engineering confirms it all, and that can even be sometimes wrong. That being said though, all of those questions can and should get answered and if they dont, then you need to ask the question. Can you trust the builder. Because they should be able to provide you the rates. Then when all the paperwork comes back the mathematics and the drawings and the rates will all come together. you can also ask for the contract to be fixed and not include any provisional sums, (apart from rock) Good luck Re: What Were Your Site costs? - A Ready Reckoner 96Jan 21, 2016 11:05 pm Hi all I was reading this post , thought you might able to help I have signed the house and land package lump sum building contract with builder in Perth Initially my house and land package included for site work allowance with class A . Then builder recently arranged for site engineer's report & came for my single block as Site classification S Footing detail C1 No sand pad required Wind classification N1 Block area 250 sqm Site coverage 163 sqm Building coverage 145 sqm Then, Just recently I had a site variation cost came to me from builder for quoting extra $7000 Is it sounds reasonable?? I haven't sign variation PO yet Before sign, what are the questions to ask to builder?? WHY? 1.You originally dealt with the salesman he will now plead ignorance 2.Clients trust engineers therefore most just pay up when the salesman/builders say " The engineer Says.... and it costs....?" 3.Some salesman/builders go in initially unrealistically low and set the clients up for the "Sticker shock " 4.This forum offers Expert Engineering Advice Before you Sign The PPA 5. The material upgrade from A to S should be explained to you properly..to have the Extra overs explained now require more info.. plans etc,etc 6. Definitely a novice here but I wouldn't think that the direction of the slope would be almost irrelevant, it would be primarily related to how much house is being supported / land is being retained. We have a similar slope on our block and even building a split level to work with the slope, we will only get a little change out of $50k. Good luck!
