I measured our block today and we're about 150mm short... Also, out of curiosity, does the total house width generally include the garage or only the liveable areas? Just ask the builder for full specs and it will give widths of the back of the house vs. the front. You could always narrow the garage if that's what you're thinking. Regarding the strictness of the width of land; theoretically we should have had a 16m frontage for the house we chose (we have 15.24m) but asked our council for dispensations for the side setbacks (we're building right to one side of our block - it's a KDR and neighbour was very happy for us to). It got through council just fine. However, some builders really dislike asking councils for dispensation as it can take longer to get through planning. Wasn't that way in our case, took 3 days for our council to rubber stamp it. We originally looked at building with Porter Davis and they didn't want to request dispensation, but Metricon was more than happy to, and we have built with Metricon. Re: Minimum Land Width 4Nov 05, 2017 8:32 pm Council wanted a 3m side setback for our corner block and our house plans are 3.46m. Our assessor received justification letters from our builder and us, he was being difficult and said the letters were weak. We went to a member of council and the director and he got it approved in less than a day. It was 8 weeks in council and was slowed down considerably by this issue, but worth it for the extra space.
