We're building a 2x1 for mum and a 4x2 for us. The changes that I definitely want made are *walls in the theatre room *to make the open plan a meter longer so 4750 instead 3750 *double vanity in master bath So what do you think of it anything you think we should change? Have you considered some form of internal courtyard that could be shared by both the primary and ancillary dwelling? The smaller dwelling is South facing and will be quite dark, unless you’re planning to have something like clerestory windows to pull in north light over the main dwelling’s roof line. Are you able to flip the design so at least both dwellings can share the north face for their living areas? As justadraftee mentions, the internal rooms (especially the wet areas) are not ideal. Perhaps it varies depending on the state you’re in, but I had thought all rooms require some sort of external window/door unless storage. Either way, it would certainly be more pleasant! So if you can’t rearrange the rooms, maybe a roof window/skylight for those areas? I like the suggestion of a courtyard. Our design has an attached granny flat - it’s hard to come up with a design that takes everyone’s needs into consideration isn’t it! Re: Dual living plan - what do you think 5Nov 02, 2017 9:55 pm We are building a similar dual occupancy home and to comply with the new energy rating requirements had to be very conscious of window placement and having enough natural light in most rooms. In fact there aren't many rooms that we could get away with having no windows at all. Also be aware that depending on where you build, the shire may have a limit on the area of the ancillary dwelling. For us it was a maximum of 70 square metres which isn't really that much. Re: Dual living plan - what do you think 6Nov 03, 2017 10:39 pm I agree with the suggestion of an internal courtyard, if you can make it work... My other thought is that the Bed 5 (which I assume is the secondary master as its larger) in the smaller unit is directly next to your family area. That could potentially result in noise issues between you guys in your main living area, and mum trying to get some sleep! I would try increase the size of Bed 6 to be the master, as its not got any common walls with your space. Good luck! Your current design if approved would mean that the WC's would have exhaust fans that will come on day and night. You might want to consider having Living areas facing north for good light and winter sun, reduced windows facing west and east (great for carports) and Bedrooms on the south on your block. Our main requirements were the master at the front, mums place on the left (as the lounge will face her tree that she loves) and an open plan living at the back. I'll ask how much a shareable courtyard would be but I think it'd push us way over our budget as it's already tight now. Was thinking skylights if we can afford them (if not now definitely in a few years) and also to let more light in mums kitchen, instead of overhead cupboards in the kitchen we can get a bulkhead window (I think that's what they're called) along the wall and make the kitchen L shaped with the pantry and fridge along the wall on bedroom 6 In WA I've been told that all rooms need a window besides bath/toilet/laundry/storage. I realise the study will be dark but was thinking of skylights in study and bathrooms when we can afford. Also would whirlybirds help with ventilation if they're placed in all the bathrooms and laundry. Actually just google operable skylights which is what I think we'd need if we can't have a courtyard And completely agree hillsbuilds that trying to take in everyone's wants as well as all the regulations and to suit our budget is quite trying considering we don't have a big budget to begin with(like most people I suppose ) . Great idea spiffmiff! Will ask if we can make bed 6 bigger as that'd makes more sense as a master room but we'd definitely want internal insulation for the bed 5/theatre room walls too. There was a lot of back and forth between the builder and shire over the dual occupancy component but we got there in the end. They can be quite particular about your use of space and so the shire are probably the first ones to approach. That is the first thing our draftsman at Aveling did before doing anything else, to determine exactly what the stipulations were, which was a good idea as it would ultimately affect the design and placement of the home.
