Browse Forums Building A New House Re: Aveling Build - Rosehill Waters 21Nov 22, 2017 9:23 am I second to change your exhaust fan switch to be separate to the light switch on your WC's. We added an extra 2 double points to all bedrooms, study, theatre, garage and 4 extra to kitchen/scullery area, extra one to the rest of the rooms and one outside our Powder and WIL for vacuuming plus Junction boxes and conduits for down lights etc after handover. We allowed $1500.00 in our contract excluding Intelligent Homes. We are getting 3 TV wall provisions 1200 H done by Intelligent Homes with coax and data points, extra data points, 16 port network switch for after handover extras and a Antenna with 6 way VDU. We did not put in Foxtel points as we don’t currently have it, however if we did we would use Foxtel Go the same as we do occasionally with Netflex, however you need to have a compatible device. I did already have a note about separate switches for exhaust fans, we did in our old house and I'm really noticing how irritating it is in our rental for the fan to come on with the light! We have our Intelligent Homes consult tomorrow, I'm fairly inclined to just get everything done by them and Aveling rather than putting wiring in for us to sort later out. We've a baby due in March and I'm the one dealing with it all so the less I have on my plate the better! One in the activity area, and one in the main area. They're pretty ugly things! And putting them at the end of hallways kinda accentuates them. There will be a doorway into the living so shouldn't be too obvious. I accept it being in the activity might not have been the best place for it, especially as there was a vent in that room. spiffmiff, you're right, has to go somewhere! Had our Intelligent Homes consult on Thursday evening, just under $5k for all the cabling we need - didn't think that was too bad, but then I've no frame of reference! We have decided to let them do all the data cabling and conduits for wall hung tvs etc and we are also having surround sound wiring for the theatre and speakers in the ceilings in the alfresco and living areas. All up came to $4,600. We had our pre-start yesterday as well, still waiting on some final quotes to come through for various things, but looks like another $5k on wiring/lights and goodness knows how much on all the extras we upgraded in the house! I'll post a detailed list once I get it though. Still need to do some minor tweaking, but feels like the end is in sight now.... These are the colours we have gone for on the front elevation. We are getting the whole house rendered so that will be in the lighter colour. Have conduits put in for a few places - want to do backlit mirrors in the ensuite and dressing room. Under cabinetry lighting in the kitchen and also under the vanity in the ensuite. Added in external lights at the front and back (just their standard ones so we can put our nicer ones in later) and upgraded the garage lights and put in a 360 degree sensor so the lights will come on when you drive in or open the door from the house. All up the Intelligent Homes and the upgraded electrics have come to $10k. Same with fencing, we have to contact the fencing company to organise them to come out to install the fences which is also included in our package, some estates let you do the fencing during construction, some make you wait until after handover. Depends on the contractor and developer I guess. Love the treehouse, so cute! Re: Aveling Build - Rosehill Waters 33Dec 12, 2017 1:16 pm So just to delay things even more we've had a change of heart on the two sinks in the ensuite.... we originally removed one as we didn't think it necessary and I'd rather have the extra bench space. But then dwelling on it (very late on) and realising we have 2.2m of benchspace in the ensuite, and that sharing a sink is a bit silly when we have room for two - I've gone back today and added the sink back in! $250 for the variation plus whatever it costs for the sink and tap. Annoying, but better to get it done than regret it later. Does mean it's probably going to push our timeline out to January to get the final drafts back as Aveling shut for two weeks as of next Friday. Almost there with the bank finance though, just waiting for the valuation now! Can always change them over later my understanding is all the clipsal face plates work with the same boxes that are in the wall. We know we got ripped off with the upgrade cost, but then you do with most things you upgrade and we can't be bothered doing too much after the build is complete. I'm starting to think we should have probably got them to put the sink in the powder room (we got plumbing provisions) but then we'll have to get a plumber in to change over the taps in the kitchen/scullery/laundry anyway so will get him to do that at the same time. Couldn't do the backlit mirrors in the ensuite and dressing room which was annoying, but the under vanity lights will hopefully make up for it. Getting impatient now, want the final drafts back and to move into scheduling! Broker said we should hear back today or Monday on the banks valuation... fingers crossed everyone!
