We had to apply for approval 3 times because of delays in getting the slab down (approval expired after 3 months), so each time we had to get valued and documents from employers etc. I was petrified that it'd fail but thank goodness ended up ok... like Nicolac our home is significantly overvalued compared to others in the suburb (very few new builds, mostly 70s houses, and no vacant land available).
