Browse Forums Building A New House 1 Oct 17, 2017 8:29 pm Hi guys, Im in the process of purchasing a land and house package through Jandson Homes in Jordan Springs East. For those who have done similar, have valuations fallen short? I am about to exchange but worried about a possible short fall because of the towers, etc .. house and land going for 830,000 hmn Re: Jordan Springs East Valuations? 2Oct 17, 2017 8:33 pm We purchased in Riverstone in Oct 2015 and was worried about the same thing, mainly because we bought when the market was very inflated and there are also large industrial powerlines about 500m from the block. Valuation came back higher than the purchase price for both the land and build, so we were fine. How big is your block and how many squares is the home? Re: Jordan Springs East Valuations? 3Oct 17, 2017 8:38 pm it’s a 535 square block and 24 square home .. actually a very well built home. will be finished come january. It’s priced at 830,000 .. I am worried that since Jordan Springs East is still very new, possible resale because of the transmission towers, etc what the valuation may come back at . if it’s comes back hypothetically 750 . I’m screwed! Just trying to see if it’s worth it. So happy with the home but just don’t want to fall short Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Jordan Springs East Valuations? 4Oct 17, 2017 9:06 pm Sounds like good value for money, 535sqm is a large sized block these days, is there any way you could hire a private valuer to check out the lot before you formally exchange? I’m sure you will be fine though. The warning is on the sticker on the door too.
