We have some changes we want to make to the bathroom layouts to future proof the house with a growing family, changes to doors and windows. Hamin Za, thank you for your help and suggestions. Msresearcher, i'm a little concerned about the current climate and the affect this will have on where we are at in the planning stage. It is uncharted ground for all involved in the process. Hopefully, timing works out ok as we are in the planning stage heading into DA approval so, I imagine most of this can continue as people work remotely? The only thing I'm concerned about at this stage in how we do the internal selections virtually and be confident in our choices, not physically seeing things like carpet, tiles, paint colours etc??? Hoping to start towards the end of this year, as long as we can get approval and keep things progressing in these uncertain times . Good to see HHH have put in place precautions for their workers so, they can keep healthly and continue working. Not sure how we will go with Studio you selections remotely but, everyone is having to get creative and support each other during these tricky times. Did you also increase the height of windows from 2100m to 2400mm, internal doors from 2040m to 2340m, wardrobes 2040m to 2340m? We have done this on the ground floor as the ceiling height will be 2.9m. We are having a rendered exterior on the ground floor and painted cladding on the 2nd floor exterior. Thanks for the tip above on reviewing down pipe locations. We are trying to think about external wall space for a fold down closeline and shed so this is important. Just so worried we will miss little things like this. I wish I was more tech savvy knew how to upload my plans..... I heavily modified my design. I wanted all bedrooms to be at least 14m2, height of the ground floor to 3m and first floor to 1.7m. I had to add a powder room under the stairs, I also made an entrance from the garage through the laundry and WIP to the kitchen. However costs to expect may also include change to roof design particularly pitch to stay within building height restrictions. Ask for a quote it'll help you decide. These would be questions you raise at the electrical appointment re zones for AC. I believe position of ducts will be known by the final iteration of plans only. You can decide on the zones during your Electricals appointment. If you add zones as provisions during the tender stage, you can change/remove it during your electricals appointment. We provisioned $5K during tender for electricals and then we went into detailed breakdown on lights/powerpoints/ceiling noggins, etc during our Electricals appointment with H&H. I thought that would come later same way kitchen and laundry design does?! I asked about marking where on vj boarfs (cladding) internally and they said that comes later. What do you mean door type - do you mean size? I wanted too change/ add some internal doors to glass doors and feature barn door which needs some additional lintel support, Sliding door change to stacker door for more flexibility. The sizes are also checked just in case they need to move walls to fit the architraves either side if made bigger. I had some missing shelving/ joineries as mine is custom plan, so at least its captured now what's included so I know what I need to upgrade later. i also made the island wider from 1200 to 1400mm. Yes you could do it later. Since I pretty much locked in my kichen design, I wanted to sign off layout variations as much as possible now so minimal decision making during internal selections focussing on handles, colours, pot drawers, bin etc for timing/ budgeting purposes. I did include a 600 wall oven tower already in tender ( $1120, keen baker) for easy access, the 900 oven is for everyday use. As Zen advised, they missed opportunities for kitchen design and shelving upgrade as they were not given a drawing. Mine had 2 shelves in lieu of 4 😅 which I queried. Anyway planning to upgrade it to glass doors with adjustable shelves later. Just see how you go with time, focus externally 1st ( the ones can't be change post DA) and some big ticket items internally.[/quote] HHH doesn't provide cabinetry drawings but their supplier Elba provides both 2D and 3D drawings following the kitchen appointment which are really useful. Until kitchen selections appointment it is adequate to confirm fridge location and size and plumbing location. All other aspects of joinery, benchtop size and colours etc get covered in kitchen appointment as do appliances and plumbing fixtures in StudioYou apppintment. Opted to do our fixout with Elba. Our logic was if we choose custom cabinetry and internal WIR configurations we pay Elba but get credit from HHH for items deleted e.g. builders wardrobe doors, hanging rail etc. Felt it was wasteful to take standard and then rip it all out or be limited in customising if we chose to work around standard. If you choose to go external supplier for joinery the measure, quote and fit out will all need to be post handover so expect to move in later. We are currently at tender phase with a different builder but have been talking with Sean to see if he can give us a good deal and we are willing to switch to HHH for peace of mind as I can see the reviews from here and other sources as well regarding them and it has been mostly positive. Unlike for our current builder where there are lot of mixed reviews and issues that are being raised every now and again.
