Can anyone share approx costs paid for the following upgrades? - Butlers pantry - Add shower to downstairs toilet - Upgrade from sliding to awning style windows - Fixed highline windows (like the Chelsea display @ Marsden Park) - Shaker style doors to kitchen - Upgrade laundry to full fitout cabinetry - Hamptons/shaker style internal doors - vinyl vs engineered timber to entry, family, living, kitchen - bulkhead around perimeter of theatre - Bulkhead over kitchen bench We will be working through internal selections in August. Any advice on things to watch out for? Thanks Hi, I think I can help with some with our tender cost for comparison: - Butlers pantry $5.5k, includes 20mm stone, sink, sink mixer, cupboards, - changed 0.6 x 1.2m H sliding window to awning were $180 - Provide 4.0m high raised ceiling to dining & family in lieu of 2.75m including fixed highlight windows (like chelsea display) $22.8k -We had provisioned engineered hardwood flooring (65sqm)- $6.8k plus additional $5.5k to stairs in lieu of carpet but ended up removing it from tender to do it after handover ourselves. I will be also doing the shaker style kitchen and doors but until internal selections, I wouldn't know the final price. Allowed 11k in tender as a provisional sum for these. So, if your Tender and all TV's add up to $650K, then wouldn't the expected Contract sum from Hall & Hart be $635K? I had received a Draft HIA Contract and was surprised there was no account for monies already paid in the process to get to that stage. Feedback on experience with H&H would be most welcomed. Yes monies paid upfront are deducted from contract value. Only net payable. Re: Building with Hall & Hart Homes 1093Sep 18, 2020 7:40 am H&H take the 15k of at the first progress payment (after slab down). They don't apply the 15k as an offset to the deposit. In addition, the contract price is the total price. The 15k is ignored at contract stage. The contract price would be 650k in your example. Deposit will be 32.5k. Then at slab down progress payment, say the amount due is 130k. You will pay 115k (130 less 15) (this is how it has been explained to me by H&H) Re: Building with Hall & Hart Homes 1094Sep 18, 2020 6:08 pm Amanda_Ly My advice would be to go in knowing exactly what you would like in your dream kitchen. I wrote down a list of what I need to store in my kitchen so I could determine how many/wide each drawer needed to be. I also visited the Caesarstone store so I could see large pieces of the stone and visualize the patterns. Once you choose the stone you can choose the colour cabinetry to match. Research what material you'd like the cabinetry to be. Polyurethane and Thermo-wrapped were in the same price bracket, both upgrades. If you are upgrading your kitchen appliances you'll also need to provide this to Elba. We are looking at upgrading our kitchen appliances but, HHH said they don't really get a discount on non standard appliances. Did you source your upgraded appliances and install after handover? Or did you get upgraded appliances through HHH? We need all new appliances (fridge, wachining machine, dryer). I'm thinking if we can include the oven x2 and cooktop (with a credit for HHH) we could get a better price sourcing ourselves and install post handover? Budgeting for post handover instal remember that you may need trims and seals around the appliances etc. Check if your appliance supplier does that or you need to factor costs at your end for finishes. Slab was poured in mid December then Framework started mid January. Very happy with everything to do with H&H. We had one provision at Contract stage which was for rock excavation which ended up being credited at the end because there was none which we were thrilled about. We had very minimal changes after contract signed (less than $5k). We are really loving our home & we had an awesome Site Supervisor who was always available to answer any questions, big or small. Thanks Re: Building with Hall & Hart Homes 1099Sep 20, 2020 6:53 pm They don't put them in bathrooms now as most en-suites (particularly master bedroom) are open to the room, so that any heating being used is basically being "leaked" into the ceiling space through the fan area. The stand alone exhaust fans these days are vented to outside (by law in Vic), and also have a valve to close off the vent when not used (to prevent heat loss mentioned above). It can't really be enclosed as it generates a lot of heat from the heat lamps. And they are available from Bunnings for only $173, so the amount back might only be a few hundred. But what will keep you warm in the winter mornings in the bathroom? It is also a good source of light for the ladies to do their makeup...
