Are you looking at KDR or have a piece of land ready to go? If you're not too fussed about all the extras ( high ceilings, extra insulation, thicker glazed windows, etc etc ) and can trim the Elyse 38 a little to reduce the overall square meters, I'd say you might have a shot at it given your budget. Just keep in mind that you will need to budget for things like landscaping, furniture, fittings, for after the build. Like others have already said, go in and speak to the team, they really are great to deal with, and in no way will pressure you into anything. I have already reached over $700k and it is still nott over considering other contract variations, landscaping and demolition costs. I got the Stegbar brochure and assumed that was still Via Elba. Interesting to know that’s via studio you. I think my Concern with bench top is we are building the soho with Servery and butlers. So any upgraded stone will be island, Back kitchen bench, butlers bench, laundry, servery and outdoor kitchen. It’s all so close together I want it all the same. Plus we possibly wanted to upgrade the 3 bathroom benches. Nice, we are looking to build a Soho too once our land registers in January. Thanks Our kitchen upgrades all up cost close to $40k, and included shaker cabinets, 40mm stone, extra height cabinets, larger island bench, butlers pantry etc You can spend a lot on upgrades. Higher cupboards handless openers etc. we really liked the intergrated appliances but couldn’t value the extra 3k or so per appliance. Be careful it adds up very quickly. Thanks Beaumont has a sticker system so you know the upgrades easily. Rule of thumb large format and rectified edge tiles are pricier as they take more labour and/or need sand cement bed. Another upgrade is the epoxy grouts. The display bathrooms there also help. One single tile won’t help if there’s slight movement you need to see the full wall. Look for texture, movement and colours that are forgiving with your floor tiles. I visited the Thornleigh store and spoke to staff 2-3 times before my appointment to get a feel for what I was after. Made the appointment more structured and easier to make final choices with the designer helping along. Also remember to take along your Selected main tile and floor board sample to the kitchen appointment you will need it to match up benchtops with these. For this reason it’s best you select your floor coverings before kitchen appointment. Thanks My bathroom selections 1. Novo Carrara Bianco and Eclipse Night 2. Templar Rhomboid Charcoal and Cruz Beige Gloss Living areas and Alfresco Heartwood Blonde. The R rating makes sure exterior tiles are slip rated but look identical to interior and provide a good flow. Tile insert floor wastes were about $325 each. I might try Thornleigh as I went to one and they said I couldn't upgrade to items in store as it was franchisee stock... which makes it confusing and it was looking at about 20-30k in upgrades for tiles so ill have to go back in and reevaluate as I wasn't sure what had more labour as they weren't too helpful. We also used the Rawson house at Homeworld for inspiration, we really like the timber and dark bricks. When we built PGH bricks was the only choice and the Espresso really stood out for us. The brick is painted though (as alot are) so be aware that the paint can come off the brick face (pic attached) however no one would ever notice. I'm so glad we went the dark window frames not white, as the dust that enters that house in our estate is unbelievable and i would be constantly cleaning them if they were a lihht colour, so yes happy with the monument colour. We went the Decowood option for the garage door as it would match our Decowood balcony and really didn't want different shades of timber so close to each other.
