Was wondering if anyone could share how close their total house cost (including additional site costs, upgrades, etc) came in comparison to the initial base house price? I’ve heard that we should budget for at least 30% on top of the base house price. I’m hoping to stay under the $950k mark for the entire build (including land), but I don’t know how realistic this is... It’s our first time building so we’re totally clueless but don’t want to be naive. P.S. we are looking at the Mayfair 31 which has a base price of $365,000 (standard) and $385,000 (premium). It’s a narrow block so we would only need a 11mx30m minimum - which goes for about $480k-$500k in the area we’re looking at (North-West Sydney). Any advice would be appreciated! I my Experience it was about an extra 100 for kdrb costs (not relevant if your doing a new land estate I Don’t think) - this would be highly site and location specific! That’s probably only 20k for some... plus demo Costs on top again. And then for plan modifications and upgrades - 100-200. But you could easily get that way down! The sky’s the limit really, but on flip side you could just stick with premium inclusions. Of course then there’s landscaping, blinds etc / but that’s not hall and hart, that’s after handover. If that’s the land cost in your area I think it’s doable for sure but you may be short for landscaping unless you plan to diy that. Site costs are tricky because no two experiences are alike. It depends on slope, soil type, wind rating, BAL rating, flood rating and a host of other things. My advise if you’ve not bought the land yet is to go to HHH sales with details of the land where they do a general search to figure out what you can put on there eg Council DCP setbacks, is it a zero lot site etc. You should be clear on any easements too as it can impact position of the home. So the house dimensions on plan don’t necessarily mean you can put that house on a piece of land if there’s other considerations. For reference my site was a corner block with no obvious slope and no out of the ordinary soil type etc. Site costs were about 20% higher than base price. Even being on a school zone location meant higher cost as delivery of material and parking is impacted. As you speak to the builder you will understand different aspects. Best wishes.
