Both us and the Independant Inspector are overall pretty happy with the house. There are some paint issues that will be fixed, and a few bumps and scratches to address, but nothing major reported. We are seriously considering building with Hall & Hart and have found this forum so useful so thank you so much for all the helpful tips on possible upgrades and photos etc. We had a sit down with Sean yesterday and have come up with a very rough starting point being a version of the Elyse 38. Currently I’ve added half a metre through the front and a metre through the alfresco, pretty much flipped the back of the house so the alfresco and kitchen are on the opposite side to the garage so it works with our (future) pool and have swapped the upstairs rumpus with bed 3 and the bathroom to where bed 4 is. I’ll post a photo when I can figure out how to. I’m so curious to see what others have done with the floorplan so please post yours if you’re happy to. I also have a load of questions about the process and options available too that I’d really appreciate any help with. Thanks and I can’t wait to hear more about your builds! Some ppl may not want to share their floor plans, but others will have no problems with it. We haven't shared ours, but it's just personal choice. Welcome Jacks, great to hear you were able to move so many things around on the floor plan to suit your needs. It's interesting what you are thinking with the upstairs area. Something I picked up when reading another forum is being mindful of the location of wet areas in relation to the hot water service, that is, if it's on the other side of the house it may take a while for hot water to get there. Not sure if moving the bathroom would have any impact on this but may be something to clarify??? We made a truckload of changes to the floorplan and our plan more closely resembles the Elyse 42 now (but with a price closer to the 38 which is nice). The sewer came in just under and the stormwater just over the estimates so pretty much evened out. For stormwater we ended up with 100mm stormwater lines, 1 x 450mm concrete pits with trash screen, weep holes, hinged grate and geotech bed, 2 x square concrete pit and grates, Absorption jumbo trenching and level spreader at rear and 2 x 6,163 litre above ground rainwater tanks. Nice to have no surprises . My landscaping plan that I did myself was Ok as well so that was a nice little saving, happy to share what I put in it if anyone is planning on doing themselves too. We are now to waiting on a couple of demolition quotes and should be ready to sign contracts in a couple of weeks and start soon after that. They've started on the remaining items and hopefully they will be all fixed soon and we'll be in! We've found an electrician who seems on the ball for a great price (PM me if you're interested in his details). We're planning to have all the upstairs downlights, fans, external lighting, entry feature light and pendant lights installed in-between handover and actually moving in. Apparently we avoid a lot of dust if we do it this way, and we get to move into a finished home For our entry feature, we are getting a Senorita 3 Pendant Light, and for Kitchen pendants we are getting three matching Senorita 1 Pendant Lights. For over the stairs, as it's so close to the entry feature light anyway, we are just having a single downlight installed. That's awesome to hear there were no surprising extras on your estimates! Love your detailed landscape plan - it looks very professional! Good to know H&H are happy for you to keep a few mature trees on the land. I thought they required a clean demo on the build site, so it's good you could keep the Camellia. We are planning to keep our mature trees in the backyard too and hopefully move some of our mature trees from the front to the back. Excited for you to be starting soon! I like that you've used the wood feature on the staircase and void balustrade along with the feature lights to link the front and rear of the house together, very classy. Agree you wouldn't want to add another pendant to the staircase otherwise there would be too much going on. Going to be such a beautiful home.
