Took the time to get the floor placement millimetre perfect for the whole house. Luck has it that the main entrance will line up perfectly (full tile each side) as well as the main hall area. Only the kitchen will have a small section that has to have a third of the tile (length) to fil a gap. Its under the kickboard area so you wont even notice. Now the reason it costs so much is because he needs to measure every single tile to ensure that it all fits and stays square. Also, he has a suction cup device that he uses to lift tiles - he can't use that as they have a rough texture and he is worried that the suction will break and he will drop the tile. So every single tile needs to be placed and moved by hand. 3 weeks he thinks he needs to finish the whole house - it's just him and his minion wife. He might finish earlier, but whatever, I'm not in a rush for him to finish as there is loads to do for other trades. Here is a teaser of the tiles just to get an idea as how they are going to fit - remember we are getting 1/3 brickbond pattern. 1mm spacer in each tile with a dark mocha grout. And yes - it is expensive. My experience was a bit like yours. I too picked out rectified porcelain. I told the people in the shop to forget the laid price - I wanted to get the tiles I liked the best because, afterall, they will probably be under my feet for a few decades. But at the time I did not realise there were different labour prices based on the type and size of tiles. It was only after I had already bought them I found there was a $28 m2 laying expense premium over and above standard tiles - not just because they were rectified but because they were large (like yours). Looks like in your photos the tiler is going for the minimalist grout look - probably 1 mm. Yeah - you get so caught up with the buying and are prepared to pay that little extra for a nice tile not knowing the costs involved until its too late. This is our forever house - so that was our reasoning for the upgrade, plus the fact theat we will always have pets - dogs and cats, so a hard wearing floor was a must. Not having kids, so the space is purely for us and our lifestyle. We want to entertain, have a pool table in that main hall area with maybe a bar and what not. So drinks can get spilled with no worries to the floor. Cleaning - using a steam mop on floating floor can cause problems over the years ive heard, so another reason we chose timber tiles. Normal tiles was never an option as I have never liked them as a floor tile. I'm planning on buying a robot vacuum - so all furniture needs to have legs so the bot can go under and get everywhere. Our TV cabinet is low, so I plan on designing and 3D printing some leg extenders to elevate it up about 50mm. I wanted an open space house because I love flying quads - I have a few indoor ones, so the design of the house needed to have a racing track design built in. In regards to the gap between the tiles - yep, he is going with 1mm gap. He said it will look amazing, and I trust he will do a great job. We did the same with rectified porcelain and didn’t know about the extra expense of laying but having had timber before we were determined to have tiles, especially with dogs in the house. It has been so easy to clean up after them -not so good with breakages when I drop things!!! But hey we picked them cause we liked them so weren't going to try and find an alternative. It’s a massive job so I guess that takes time. I managed to get a few pics though. Render still needs to be painted, so this is not the colour of the finished render.
