Tying up all the loose ends before a request to build can be submitted. Turns out that many of the contractors that are hired to do selections can't seem to do their jobs correctly. Missed items, incorrect information, not sending paperwork..... etc. Whoever reads this - PLEASE triple check EVERYTHING! and don't take anyones word on anything.. Even if they seem soooo nice and helpful when dealing with them, in the end its up to the quality of their documentation that gets picked up by the next person. So still waiting for certifier and builder to get all the paperwork sorted..... I have no idea what other way unless you are owner builder. Get everything in writing, preferably email (time stamps and email address) - always assume you going to court when dealing with another party.. Get everything in writing, preferably email (time stamps and email address) - always assume you going to court when dealing with another party.. Yeah just the one company - but they have their contractors who do the specific jobs. Kitchen... electrical... etc.. Everything is in writing - hence why I'm picking up on so many mistakes. The issues isn't them saying one thing and delivering another, it's the fact that what was discussed isn't what was written down or "We never said that" type of thing. If you can visit everyday during build as you will pick up on many errors as you know your plans inside out but to them you are just another set of plans. Mistakes are much easier to fix at the time than at end of completion. John is our supervisor and is superb. This ^^^^ this is what I've been told And yeah - I'll be popping past every afternoon on my way home from work (min 3 days a week - weekend) Honestly - they have done the very best they can - its just unforseen delays in the gathering of paperwork and a few issues with the location of the sewer pipe. Ill call council today to see if they have paperwork just so I know where its at really. Really looking forward to the build though - who is you SS? Sent that off to GJG who will do some ordering, then our SS will be in contact. Starting to see a return for all this effort over the past 8 months All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Iluka - Bray Park (G.J Gardner) - Council 132Jun 12, 2018 8:42 am Sent an email to GJG to see where they are up to on the ordering process, should be another week before we hear anything. Meanwhile - the bloke who nabbed the block next door moved in to his new house. So jelly... He is putting up a fence next week - the "Good neighbour" fence. Happy with that - he asked as to the colour Id like. Went halvies in that - can't complain. So more waiting - but the process is getting there, All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Iluka - Bray Park (G.J Gardner) - Council 134Jun 12, 2018 11:55 am Hey It’s pinned at the top of this thread topic. GJG have been pretty good to deal with - the delays were mainly due to changes - issues with pipes on my land then modifications to the design because of the pipe location. We built in Narangba and moved in Sept last year. We used K-Spec for our inspections and found them pretty reasonably priced. This was their price list from when we built. I got this info from the new neighbour He had a quick chat - mentioned that construction should begin in about 2- 4 weeks. So close yet so far In other news - the new neighbour has put up the fence - has done a great job. Goodluck Cheers for the advice - yeah, ill be visiting pretty much every day on my way home from work. It's good that the guy who built next door moved in last week - so he;s going to keep me up to date with any progress. We will engage an independent building inspector to check at 4/5 stages throughout the build. I have all my variations, plans and upgrades ready to go if something should happen. I'll know as soon as something doesn't look right. I've had my house plans as my work placemat for the past 4 months... I know it backwards...
