Site was scraped but grass has since grown so don't know if they need to scrape again? From what I can see, other neighbouring sites has been quite quick to start! I'd say that it may need to be done again - could be wrong. I'm guessing the developer did the site scrape as part of the sale or something? Only say that because I didn't think they could start anything until the letter from the bank. We had to wait 4 weeks after the bank letter - back to builder who then got everything ready for the SS, then he looks at it for a couple of weeks and organises. I know it's tough waiting, that's why I bought a 3D printer to keep myself busy and distracted! Re: Iluka - Bray Park (G.J Gardner) - Week 1 - Site scrape 164Jul 12, 2018 1:59 pm Some bricks have been delivered and so has the loo. IT's smart the they delivered some bricks at the back of the block before the slab goes down - so they don't have to carry what they need from the front I guess. I'm due onsite tomorrow to go over the house placement with the SS. I went and met the SS at the block to see the peg-out of the boundary of the house.... It's big.... Vastly different to imagine the physical size when looking at a piece of paper, but seeing (albeit) pegs where the garage starts, the end of the house and what not simply blows ones mind. So plumbing rough-in this week as well as piers/foundations. Lets see what the building gods throw at me this week All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Iluka - Bray Park (G.J Gardner) - Week 2 - Plumbing Roug 166Jul 18, 2018 12:46 pm Update - Plumbing roughin completed. They have done a great job - I think Pipes sticking out of the ground - in the right place? Who knows just yet The temp power still hasn't been connected - so that needed to be chased up. Turns out AGL received the request but hasn't processed it yet. A few calls - 40 min later and AGL will process the request today. It still may take some time to get the power connected. So maybe hiring a generator so work can continue? I had a quick chat with the plumbers who were finishing up for the day. Even they commented on how big the place was. I'll pop by the block this arvo to see any progress. Slab next I guess. I'm hoping the power get hooked up fairly quickly as they kinda need that to start framing the slab. I've been onto ALG and Energex - each need something to happen from the other before they can process... ALG had the request sent to them on the 4th July - but never processed it. I called and had that done, then they send back a request to Energex who then send a conformation back to ALG who then send the job back to Energex to connect the power... UGH.. I'm on the bike today - so I'll swing past the block to see if they have done any work without power. Looks great. I have my 100mm drop to my alfresco and porch which is brilliant because I plan on decking those areas in the future. We have been billed already for the slab - its complete so I guess yeah, I can pay for the work done... I'm still impressed at the size of it all. I have a heap of pics to upload - will do that during the day. I tried, but my phone freaked out and went flat. I managed to get a couple of pics. The SS told me that the slab engineer does an inspection prior to it being poured. I'm contacting the SS to see if I can get a copy of any paperwork for that. Cheers All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Iluka - Bray Park (G.J Gardner) - Week 3 - Slab 178Jul 25, 2018 11:32 am BrentandAllison StructuralBIMGuy @brentandAllison Did you bother getting photos of the reinforcement? Cheers The builder should be able to provide you with copies of the structural drawings, the accompanying Form 15 (certification of design) and Form 16 (certification of inspection). The latter may not be available right now, but you should get it by the completion of the build (along with all other Form 15s and 16s for the frame, energy efficiency report etc.). Hi Everyone I learned something this week that I thought would be worth sharing. In NSW a lot of developers of subdivisions put covenants on the land which normally… 0 5010 May I ask why you chose not to use GJ Gardiner? I'm actually meeting with one of the sales guys tomorrow for an appointment. Definitely not signing anything yet… 3 9601 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 8 2250 |
