Browse Forums Building A New House 1 May 13, 2020 12:01 am I am hoping someone can give me some guidance regarding my design by a project builder. It is a modified version of a standard design and to their credit have allowed a significant number of changes. The only real issue I have with the layout is they will not allow me to position the Bathroom/WC between Bedrooms 2 & 3 as I want to separate bedrooms on the second level. The solution they have seems to be somewhat "clunky". The reason they are providing is "due to plumbing and AC issues within the sub floor it was decided this positon could lead to possible ongoing problems from a maintenance perspective". Now I have seen many designs similar to how I want this laid out and think this is just a bit of a cop out. Can anyone see as to what they could be referring to in this case? Given the obvious cost of this build I am reluctant to just roll over and accept this reasoning. Any feedback is appreciated!... TBH I prefer a powder room to have a window which isnt achieved in your plan. I can see 3 bathroom in that image, so is that main bath just really serving bedroom 2? I was going to go with ensuites to all bedrooms (no main bathroom) but the kids wanted access to a tub but still did not want to share an everyday bathroom (which we can accept). Separation of the bedrooms was something on my criteria and seems to be general expectation on homes of this size (45 squares). Just seems to be a strange reasoning given there are many examples of similar positioning. Re: Floor Plan Design - Plumbing /Drainage/AC Issue? 4May 13, 2020 11:47 am I’m no expert but it seems you have a steel beam across the bottom of the downstairs and then a stacker door, looks like you may need a bulkhead across the steel beam for your waste, as it won’t be able to go straight through the wall cavity. Wile I can’t imagine accessing waste pipes through a bulkhead would be an issue, you would certainly need to consider it from an aesthetics point of view. If you have that many people in your home that need all those bathrooms surely you need to consider the size of the laundry so you can wash all those towels!!! I agree with what you are saying about the Laundry, I wanted it left larger but was voted down by wife and even the builder's rep.
