Signed the contract today. I have queried the rendering area calculation for facade. Yep, they recalculated and going to adjust in variation. Couple of surprises as well, not reduced pricing for a few items...

Good luck with the build. It will be 3-6 months before they get started. We built the Merricks 42 with some structural changes and absolutely love it. Now you need to go thru every contract item and double triple check what it says. Each item should be self explanatory but check all measurements and descriptions. You can amend or clarify by variation (no cost unless changing). Every conversation should be followed up with an email to establish an email trail should anything happen. Watch every step of the build and hammer the site supervisor when required. We engaged an independent inspector (Darbecca) and they were amazing and well worth the $2000. Ask me anything! Thanks mate for your input. Yes, there are 30 plus variation items. They need to draw final plans and change the color schedule as well. They are very disorganized. Well, I started my journey around 2.5 years ago making a deposit for Merricks42. Changed to Glendale 45. Then moved back to Merricks (Bentleigh42) with an extension to make similar to Glendale. Added rumpus. Added an ensuite. Preferred Merricks for bigger bed rooms and big pantry.
On a different note, I am building in a new estate and the on the blocks either side of mine the construction was started. They did put the soil dug on my lot. Do they normally remove this, or do I have to alert the supervisors. Thanks.

I hear you! We signed Oct 2015 and moved in July 2017. I like your plans and yes we built it for the big kids bedrooms. We changed our pantry a bit and opened it to the laundry and put the bathroom where the laundry was. When I have another minute I will put up a photo for you to see. i would call the builders on either side of you and tell them to move their dirt. It will be your responsibility but depending how much there is it could get moved in the site scrape. Great to see another Merricks in the works. Looking forward to seeing it grow.

After signing the contract, submitted for bank valuation. It is weird, the building value (excluding land) came $8k more than the contract price. Not sure how is that possible. But happy with that..

Metricon is taking ages to complete the variations, looks like they are inundated. First variation/corrections took almost 45 days. They could not fix everything, has to fix around 4/5 things. They are not able to do this almost 20 days now. It is so frustrating...

Finally all the corrections are done to my satisfaction. Hoping to move to build stage soon. They took quite a while to get my island bench as I wanted. I was looking for a balamaine finish to island bench, with a corner openshelf. Bench size is 310x135, this provides for a overhang of 30. Island bench profile is 80mm...Ariel..

I will update the progress. The construction reaching lockup stage. The construction phase is going satisfactorily. I am expecting the completion by Mar/April at this pace. Plaster has been done. Brick work is in progress. Staircase (Open staircase) was fixed a couple of days ago. Yesterday the Kitchen cupboards were installed. I am happy the way kitchen is shaping out. I am trying to achieve a similar look to the balamaine kitchen, a picture i have already uploaded in here some time ago.
The eaves at 600 looking good.

My island bench size is 310 x 135 (Silestone Ariel). And I insisted it to be a single piece without joins. On the final plans it was mentioned - Continuous Jumbo Slap without Joins.
When I had a peep yesterday in the house, they prepared some final things to put on the slab. I noticed that they are planning to put two pieces. I alerted the SS about this. He is a nice guy. He called me later and told that he spoke to few guys in the chain about this and assured that I am going to have a single piece without joins
