This is our journey. 1) pay 9xx for site survey 2) received the tender ( review , update, add/ delete options, ask more questions, price goes up, some owner responsible pricing items listed) 3) received colour brochure, doors, bricks etc.......feeling excited (not knowing most are upgrades. 4) paid plan preparation fee 5) colour appointment, drawing plan review ( brick upgrade, non standard colour upgrade, door upgrades, ... add more cost of course) Another partial payment for the colour session. Price list for electrical available for planning. 6) then continue on owner responsible items, hydraulic, landscape, trees, demolition, acoustics, stormwater. To find out the cost, getting quotes and paid for design fee. 7) months gone, ready for CDC ( you may need more items as per CDC comments) 8 ) CDC approved 6 months if everything smooth no changes. 9) Internal colour and electrical session. You will find out the display centre items look appealing are all upgrades. Lock, window blind, toilet, bathroom amenities, carpet. You need to confirm the colour upgrade before proceed to electrical. 9) based n number of socket and light point, external connections you will get the addition price for confirmation. 10) need all this done before construction plan can be drawn up. 11) site ready, builder check if anything more require before build. 12) Worry about the landscape, driveway, front fence later on. So if you after the total cost , only have to go through the sales process before you have the answers. I have got some tender documentations from Wisdom Homes, and I have been told that I need to initial on the tender, sign the Tender Acceptance Form and the Tender Revision Form, and that a final tender would come after I have signed. Could anyone please shed some light on what signing the Tender means? I have been presented drawings and a tender that is now changing. Should Wisdom Homes be revising these before I sign anything? I am feeling lost and I kept on being told that the tender is really just for the pricing and changes can be made before signing contract. Could anyone shed some light, whether changes are allowed after the tender? I'm just concerned that after I have signed this is the end and we would be liable to lots of change fees afterwards. Welcome to the forum Basically its an agreement for the preparation & Finalising the contract documents Yes, you will be up for any additional costs,etc extra power points aren't the issue...Additional Site costs & Engineering are the real Budget Killers. BTW the salesman is on big commissions, his job is to get you to sign, unlike other large purchases there's no cooling off period or safeguards, basically do your homework, ask questions & Make informed decisions... The change of facade is now on the tender revision form, which I would be happy to sign if I am given drawings of the facade with how the new windows would look like. I am given the impression that after I sign the tender revision form with the tender acceptance, I would get a new revised tender - is it true that they will revise a tender and will eventually come up with a "final" tender? So signing it once is not the final tender? I'm sorry if I am unclear because I am now quite confused... Thanks again. (exit conditions) My case is during the plan presentation have to pay around 4K deposit ( I think this is for cost of preparing the drawings and their time in case I am not go ahead) Be prepare for the plan presentation and comment or raise changes during the meeting, floor level, where to put rain water tanks, internal layout changes if any, location of water taps, gas points etc.. My tender revised 8 times, every time things get clarified and then price revised , drawing revised etc... It will be long journey, additional site cost , drainage design complying, hydraulic design, BASIX requirement. They should tell you up to what stage change request will cost you a fee. ( my case is 1k for change after sign off the contract and plan) Once tender is agreed then next step is to sign the contract and pay additional deposit. Final house plan will submit for CDC. Thanks LevaneT! So now I understand that Tenders can be revised, but did you need to sign the Tender Acceptance at first draft? I am currently told that I am required to sign the Tender Acceptance together with a Tender Revision Form in order to proceed... is this normal? My Tender Acceptance seems to say I am allowed 2 set of variations that will not attract amendment fees. Years ago builders would charge extra over for variations on the original quote, ie Upgrade front door $200 (Dr) Then client would upgrade the front door to another Door upgrade adding confusion ..eventually builders would lose costings & Profits These days they price everything again from scratch with the new final items included but more importantly they check final profit margins...that whats included in the final (tender) contract. In order to stop clients from going berserk on upgrades they now limit them and charge admin fees..this should have been explained to you? Each revision result in cost increase or in response to my questions or they made mistake and overlook something. I think they just try to stop the unnecessary amendments such as changing door style once it was chosen etc.. Whenever I spot something which is reasonable they will change in without charges. Down the track they will need you to sign the colour (external, internal, carpet, brick colour) if later change required they will charge admin fee.
