We haven’t obtained actual prices yet though, so will keep you posted. Are you considering getting building inspectors in too? We have had friends who have built twice, recommend we get in someone to do the Frame Stage Inspection & The Final Inspection. We have received a quote from Darbecca as they appear to be the main company people employ, but they are not cheap. What has concerned us is that our timber look laminate in our current rental property (a 6-8 year old ex-display home) is already lifting off the floor by the ranch slider (quadding has also fully detached from the floor) & in the walk in linen cupboard. We have heard this can happen quickly if the slab isn’t level to begin with, so wondering if an inspector would ensure the slab is level to prevent this happening. We did consider tiles instead but we are going for a Hamptons style kitchen/ home with white cabinetry & tiles don’t really suit. Re: Building with Dennis Family Homes (Melb) 22Mar 01, 2018 8:09 pm Carpet We have really struggled to find a carpet that is the right colour from the ranges on offer at Carpet Call. We are after a medium grey colour, but as we have 2 ragdoll cats we are limited by ones that don’t have big loops/ rows that can pull if a strand is snagged. All of the standard range are exactly this type lol. Carpet Call refers to these as their “rental range” & are not the best quality. They have recommended we go for a nylon carpet, & warned us to steer clear of wool carpet as it goes fluffy over time & not recommended for allergy sufferers. Que a new range called Lifeguard which we absolutely LOVE! It is similar texture to the Carmine Way Range in Series 4, is 100% nylon, but is waterproof and petproof. This is what it looks like.. With it being a new range, Carpet Call is currently running a promotion where it is $40 p/m2 uninstalled or $70 p/m2 installed with premium underlay. Queried it with our sales consultant, given it is their only supplier & he doesn’t think they’ll get it in, even as a special request. Got told to have a second option as a backup when we go to our colour appt. I asked if we could purchase it ourselves & DFHs install it (as flooring is included in our summer promotion package) but they are adamant they won’t do it in case the carpet gets damaged & needs replacing. I understand that, but if we get it installed by Carpet Call it means DFHs will have to arrange the skirting after the carpet is laid, and it would also come out of our pocket instead of our home loan. Really not happy if we get forced to pick another carpet when this one is definitely in our budget & more than adequately meets our needs. For now will have to wait till our colour appt to have a definite answer.. Does anyone know how much the DFH’s various series carpet upgrade prices are? What carpet has everyone else gone for? All these pictures look familiar ha ha Anyhow we were looking at the kimberly 30 (aspirations) made so many changes paid our deposit but not yet gone to contract stage. I am so concerned they will knock our changes back now considering what a lot of people are saying a bout them getting stricter. We have a quote for the devenport but even with the changes to the kimberly it's still more expensive. We are now seriously considering another builder. They have already gone as far as drafting our plan we gave them. Inclusions are great and i'm finding a lot better than DFH. If they say we can't make certain changes we're gone! Yup, I’m on that FB group If you had the changes with DFHs confirmed in your estimate signed quote then they should honour it. Did all your amendments get the go ahead already? If so, I wouldn’t be overly concerned. I think it is more if you are requesting changes in the past few weeks as it appears they are becoming a lot more stricter. We did start to pick up on this around Oct/ Nov last year when they wouldn’t let us put in a bulkhead in our study nook - we want to put in plantation shutters or a decorative screen like you see in some of the displays, but they were adamant it wouldn’t let enough light through on our Aspirations floor plan & wouldn’t do it more than 10-20cm from the ceiling which would have looked pathetic. Switched to Inspirations, same study nook with miniature wall.. got a bigger bulkhead, no probs. Does annoy you. Which other builders are you considering? Are you on their New Build FB groups to see how others find the quality/ service? We went to the Westbrook Display Opening last weekend & found another builder we quite liked the look of (Arden) that includes landscaping & all, but our land we have to build with DFHs for some reason (we bought a plot of land someone pulled out of) & we do think their quality is a lot better than some other builders in the area. I guess though we're lucky. Some builders dont allow any changes! We are building near ballarat. We've not had any issues with our consultant shes really good and honest. She's not said anything just that they had a conference. We are looking at a local builder. Have a good rep around here. Most things were wanting to upgrade with DFH come as standard. In all those months waiting, we were looking at display homes and we fell in love with Olinda 26 display in Rockbank and Lara. So, we decided to build with DFH. We already have a contract to build with DFH, and we are building Olinda 24. Has anyone here built Olinda 24? What can you say about the building process and quality of build?
