Painting they may not travel your way as they are in Bibra Lake area but P & T Barras painting are excellent, have used them once to repaint my previous house and will be using again for my build. Good luck! Re: Recommendations for suppliers after handover (Guildford, 3Sep 26, 2017 11:17 pm Hi there, We're getting solid wood floors done by Chelsea flooring in Osborne Park. Good price, and friendly guys. We've been to see a couple of their installs and it looks good.... but we haven't had ours installed yet so can't say 100% I have a suggestion for you if you're doing AC after handover - choose an aircon company and discuss location of vents (particularly the large return air vent) prior to finalising your house design. We needed two return air vents and because of communication issues, the only place the second one could be installed (as its big and needs to fit between roof trusses) is in the main hallway.. and its an ugly 'feature' in our nice long entry Good luck with everything! Re: Recommendations for suppliers after handover (Guildford, 4Sep 28, 2017 10:32 am I am following this! We are going to build in Rosehill too! Our builder gave us quote for painting, flooring (vinyl/carpet) and air conditioning (ducted r/c). Not really happy with the amounts so I want to know how much it will cost having them done outside. Yes we figured their prices would be on the expensive side - most people we've spoken to said it's much cheaper to do those things after handover. Which builder are you using? We have amended the Forest with Aveling, still waiting on the first costing - bit scared as we've made lots of changes! We are meeting them today to go through the initial costings, we've tried to include all the upgrades we want now rather than being thrown them at pre-start. I have a feeling we are going to need to cut back on quite a lot, but figured I'd throw them in and see. I don't mind doing a few things after handover, we got some quotes for the pool and flooring over the weekend. We didn't get to do it right away during the meeting because I didn't get the quotes then. Flooring - we're doing vinyl/carpets (aveling quote 6-7k). Where did you get your quote, if you don't mind me asking Re: Recommendations for suppliers after handover (Guildford, 9Oct 02, 2017 12:24 pm cjose That's a good plan. Just remove them later. Where did you get your quote, if you don't mind me asking He's emailing me this week so I'll keep you posted on what it comes back with. We've also asked for Vinyl and Carpets - I think I've set aside $8k for flooring (in my guestimates!) we will have about 238sqm. Re: Recommendations for suppliers after handover (Guildford, 10Oct 02, 2017 3:57 pm So back from first costings meeting - double what we had anticipated so going to have to do some thinking about what is important and what is not. Some things are just insanely priced (like tap upgrades) so have asked if we can supply these ourselves. cjose I got the quote back from the flooring place, looking at $12k for carpets and the vinyl. So way over my $8k budget! What did they say about you supplying the tap upgrades? That could be an option for us for the mixer and shower. Thanks for keeping me posted! He sort of said we could, but then said he'd have to go away and speak to his manager about it as they have issues with stuff being on site when it needs to be. I've been googling this afternoon and they are charging us RRP or over on some of the taps, which considering they are supposed to be upgrades (so take out the cost of what is standard) seems a bit off. Will be querying that one. We've changed the elevation as we wanted more federation, that's nearly $10k, various modifications to the layout is $12k, kitchen upgrades $11k, laundry upgrades $3.5k, ensuite upgrades $7k, bathroom upgrades $5k, additional toilet and sink $2k, other bits is $3k. Need to do some serious thinking as we can't afford $60k over and not even have got to the electrical side of things yet! Re: Recommendations for suppliers after handover (Guildford, 13Oct 03, 2017 10:57 am Our variations total is around 50k and we already included 5k allowance for prestart which will mostly go on the electrical things. 26k (of that 50k) are the reverse cycle ducted aircondition, floorings, and paint. So if we do those after handover, we will bring down the cost significantly. I was under the impression we are stuck with the elevation options, so we can modify the elevation? Not too happy with our elevation choices, we just had 4 to choose from. Re: Recommendations for suppliers after handover (Guildford, 14Oct 03, 2017 11:06 am Air con etc isn't included in what we've spent so far, I calculate we'll have another $80k after handover to do the finishings (we are also putting a pool in). Elevations you can make changes, we said we wanted more Gasgoyne than Forrest so they've amended our elevation to give us a veranda and cladding and a pitch in the roof. Although given this is $9k we are wavering on whether it would be worth sticking to the Forrest design. All in we were hoping to be under $750k, but it's looking over $800k at the moment. Re: Recommendations for suppliers after handover (Guildford, 15Oct 03, 2017 11:53 am Trying to get hold of our consultant to ask about the elevation changes. I just realised those elevations on the website aren't even in the options they gave us. We are at around $550k now and still trying to bring it down (if we can lol). Re: Recommendations for suppliers after handover (Guildford, 16Oct 04, 2017 3:46 pm Have you found an AC supplier yet?
I talked to Ambience Air yesterday and he said it will cost me way lower than Aveling quote of 12k (and its Fujitsu, Aveling is installing LG (or upgrade to Daikin which is additional 1k). Waiting for their quote. Re: Recommendations for suppliers after handover (Guildford, 17Oct 04, 2017 3:51 pm cjose Have you found an AC supplier? I've just got my quote from Ambiance Air, we used them in our last house to install ducted r/c and were very happy with their quote and service. They've come back at $10,658 for a 14kwh Fujitsu with an E-Controller (so wifi). This is for 10 ducts and 8 zones, it's $200 for an extra duct (considering putting one in the bathroom as in our last house it was so cold in there whereas everywhere else was toasty in the winter!) and $70 for the individual temp controllers. I think we'll put the temp controllers in 3 of the bedrooms that will be used all the time. Aveling haven't yet come back on the AC, but he said in the range of $13-$15k. That's awesome, good to know you have already used them. I can't wait to receive our quote, getting impatient now. Extra duct for the bathroom - my wife will definitely want that! She's not a fan of the bathroom in the winter. Are you doing your flooring outside as well? I am still on the hunt for a supplier. Going to get another quote from Trevors as my parents used them for their house build and were happy with the quality and prices. I've asked Aveling to quote, but going on their other prices I'm not thinking they are going to be worth going with. I've pretty much contacted nearly everyone I need to get quotes from now - Landscapers, Skirting Boards, Painters, Pool, Air Con. Window treatments is the only thing left, but I know the supplier - I just need them to come back with a final plan with the windows before I go to them. Won't Aveling do the skirting boards? Do I need to look for suppliers for that too?
