Just bought a Proposed lot land on a small block 420m2 (W:14.88m x L:28.21) block in Brisbane early August , hopefully the land will be register and settle in November / December. We had quote three different builders : -Plantation Homes : Seville 30 = 282.2m2 -Clardenhomes : Parkhill City 30 = 278.17m2 -GJ Garden : Kensington 270m2 After 2 months of comparing the drawing board / quote / material / Promotion , I and my wife initially loved in Plantation design in Seville. I went to see the New home consultant Simon Milson almost every week end to make sure everything go right on the track with the quote and what i need. Also the consultant told me have a walk through the studio before deciding to them. Their Admin & customer service explain all the material what I had in the standard and upgrade. After all of this YESTERDAY I MADE A FINAL DECISION WE PICK ON PLANTATION HOMES AND PAY THE DEPOSIT. I did the same exercise like yours and after 6-7 builder quote i found plantation is better value in terms of inclusions. with regards to Plantation quote -- Add approx $10k on top of your quote when it comes to tender (my experience) what is site cost $$ allowances & Electrical $$ allowance you have on your quote? WHATS THE REST OF THE STEPS (i only know color and electrical appointment ) Hi Eric, 2nd Master Bedroom ground floor is - 4m X3.5m -- For parents or guest. Also we have separate toilet next to laundry done up on ground floor + Butler Pantry Upgrade + Big TV Room Upstairs Mate you can still change your plan after tender meeting if you want ( Or at the tender meeting) - good thing is you are not lock down to anything. its very long process. next step is they will book you in for Tender ask for date asap. remember anything you touch / ask for change -- it will take so long and add time to your build cycle. once happy with everything at tender meeting ( 3 tender meetings I did) started with Single Story and then changed to 2 story last minute. From a plan of 210m2 > Jump over to 282m2 haha. Now just finger cross with my site costs hopefully don't come something scary. We are in the production stage now waiting to commence construction. I will be watching your thread with great interest FYI We ended up with H2 soil which added approx $5k to the cost. We spent $3k on electrical upgrades (that was keeping it to the bare minimum as it is being built as an investment for rental) We are supplying the light fittings on top of this which i expect to be around the $1k mark. Just be prepared to be patient - the administration process is painfully slow. (Probably not so bad for you as you are waiting on land to settle - whereas ours was good to go) No major planing changes. We added the shower to PWD downstairs, we added doors to theatre room, all the robes and ensuite. We increased the height of doors and windows downstairs along with increased ceiling height, Added cupboard over fridge. Added slab to alfresco.
