Browse Forums Building A New House Re: Poor Quality Brickwork - Need Advice 5Sep 25, 2017 8:20 am Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Poor Quality Brickwork - Need Advice 15Oct 17, 2017 7:44 pm mralex34 Hi All, We have had an independent building Inspector inspect the property who agreed poor workmanship and also recommended we carry out a mortar test, We have had a mortar test carried out which results found: Erosion and voids present Cavities present within the mortar work Surface defects visible from 1.5m Excess residual Chloride from brick cleaning They found the Ratio to be: 1 part cement 0.0 parts lime 5.3 parts sand Results have come back as passed as per As3700 Just a bit concerned about the no lime factor, Is it recommended to use Lime in the Mortar mix? If the mortar is to Australian Standard how should I address the poor quality workmanship? Thanks Heaps There is no requirement for lime unless stated in the engineering notes All photographic evidence points to the uses of excess water,Chemical & Plasticisers..did you have the composition analysis? What time/month of the year was the brickwork completed, weather conditions,etc? I have my suspicions but you need to have an engineer check the structure, you have already wasted time and money on a Building inspector to no avail without result. OT I always recommend that the battlers & Punters have structural elements/components independently checked/accessed during construction by a qualified engineer. here's why 1. The evidence would have been there on site now it's a missed opportunity 2. Remedies/Fixes could have been implemented then and there 3. No one remembers what was said and done 12 months before .. It states "Use brick as selected and M3 (1:1:6) mortar. So from this our mortar does not meet the plans. Below is results of the mortar test. The report only shows chemical composition it does not deal with Strength, Durability and Engineering Requirements under AS3700 Masonry Codes.
